NV, North Las Vegas: BalloonaPalooza III Is Off and Flying

BALLOONSBalloona Palozza, an annual event held by the City of North Las Vegas, is being held this year at Craig Ranch Regional Park, 780 W. Craig Road in North Las Vegas on September 19th to 21st. Admissions FREE.

BalloonaPalooza III, is a three-day hot air balloon festival, with approximately 21 balloons in flight. BalloonaPalooza III includes a full-sized carnival provided by Davis Amusements Cascadia, American Crown Circus, food and craft vendors, two stages featuring top notch entertainers and bands, including EVERCLEAR, and a spectacular fireworks display provided by Pyrotecnico

NV, Las Vegas: Spring Mountain Ranch State Park

Just outside of the city of Las Vegas is a little known, but becoming more popular, state park. Spring Mountain Ranch is located in the Red Rock Canyon, between west Summerlin and Blue Diamond (off of highway 160). Originally inhabited by the Paiute Indians who were drawn there by the many springs....it touts 520 acres of hiking trails, a visitor center, a group use area, and an outdoor theater

The park is open from 9am to dusk, the visitor center from 10am to 4pm offers tours at noon, 1pm and 2pm, with a 3pm one added on weekends. Entrance costs are nominal. The Theater is $15 inclusive of entrance fee....or $10 if purchased at a group rate beforehand.

The Super Summer Theater sponsors performances in the outdoor theater in June, July, and August. The "Theater under the Stars" features musicals and plays for the whole family. We recently had the opportunity to spend an evening in the park with several friends. We packed picnic lunches, toted lawn chairs and blankets, and made ourselves comfy visiting, watching the sunset, and enjoying the musical rendition of '1776'. No sun and a higher elevation (3,800 feet)

Las Vegas Market Stats

According to Greater Las Vegas Association of Realtors (GLVAR) stats, southern Nevada has seen four straight months of increaced home sales. A slight decrease in the median price of house, condos and townhouses, was also seen. The decrease is attributed to bank-owned properties and short sales. More than half the homes sold in southern Nevada are bank owned or short sale properties. The likelihood of it being a better buyer's market in the future is slim to none. If you are thinking of purchasing a home or investing in some property now is the time!

  • Total number of single family homes/condos/townhouses sold in April was 2,006. That's up almost 22% from March (1,478). These figures are UP almost 17% in one month!
  • The median price of a house is currently $235,875 a decrease of 3% since March 2008
  • The median price on a condo/townhouse has decreased 4.9% from March to April 2008 to $155,000.
  • Lisings on houses, condos and townhouses have increased approximately 1% with a total of 28,315 currently for sale

NV, Las Vegas: Stagnant Pools and Mosquitoes

One of the largest problems with foreclosed home in Las Vegas is those with pools that are left to stagnate. It is not only an aesthetic problem but there is also issues with mosquito breading. Mosquito's can carry the West Nile Virus and can be very dangerous to your health. If you have a neighbor who has either abandoned their home or have been foreclosed on and there is a pool involved please call the Vector Control Office. The Southern Nevada Health District's Vector Control office has a mosquito control hotline (759-1633) or on-line mosquito complaint form: www.SouthernNevadaHealthDistrict.org.

NV, Las Vegas: Check Out What's Happening with the R.E. Maket

vegasTotal inventory is WAY down over November 2007 by almost 5,000 listings! Closings are climbing as the market in Vegas starts a turn around. Check the number of closings since April 1, 2008 compared to the month of December 2007! According to these stats things are looking positive!

Short Sales and Foreclosures still abound...but when checking the MLS things are a lot more positive than I had thought. Only a little over 50% of homes for sale are in some form of repossession.

As the sun shines down on Las Vegas and the days warm up there is certainly no better time for buyers to make their move here! It is definitely a buyers market. And priced correctly it's still a perfect time for homeowners to think about selling.
