What is mudjacking?

Settling concrete can present a challenge when selling a home. When concrete experiences uneven settling buyers and sellers often believe that the only solution is concrete replacement. Another cost effective option is concrete raising or also known as "mudjacking." Fixing a concrete slab now can eliminate bigger issues.

How does mudjacking work?

  • A series of holes are drilled through the sunken concrete slab.
  • A cement/grout mixture is pumped under the sunken slab to raise it to the desired height.
  • The holes are then patched with cement.

What are the benefits of mudjacking?

  • It costs less than concrete replacement
  • No changes in the color to the concrete
  • No damage to the landscaping or grass
  • Work is completed in hours and not days.

Your Open House has been over for two hours ...

Your Open House has been over for two hours and your advertising is still in the driveway! This is an example of the non-effectiveness of promoting an open house in the newspaper. Here is a photo taken on Sunday at 5:10 PM and you can clearly see the bright orange bags containing the Sunday paper still in the driveways of two homes. How effective is the paper for advertising an open house on Sunday from 1-3 PM if the paper is still in the driveway at 5:00 PM?

How effective is advertising in the newspaper?

The newspaper is not an effective method for selling a home in today's market!

Omaha Sewer System Overhaul

One of the major issues looming in the city of Omaha is an unfunded Federal Mandate to requiring the separation of rain runoff and sewer waste. In the older parts of the city of Omaha, the rain water and sewer waste is combined into one sewer system. This combined sewer system results in raw sewage being dumped into the Missouri River during a heavy rain.

The EPA has mandated that the city has until the year 2024 to correct this issue and reduce the amount of sewage in the Missouri River. What does this mean for homeowners in the city of Omaha? This unfunded mandate means the citizens of Omaha have to pay for it. The cost for this project is estimated at $1.5 billion dollars. This cost would be passed on to homeowners in a "sewer user fee" which could mean an extra $600 per year per $100,000 of property value.

What a difference a week makes!

Weather in Nebraska is always an interesting topic. Nebraskans typically say that if you do not like the weather wait 24 hours and it will change. Here is one of my listings that just came on the market this month. What a difference a few days makes! The first photo was taken on March 2, 2009 and the second photo was taken on March 7, 2009.

These photos are only separated by 5 days! If you are considering hiring an agent to help you sell your home be sure to look at HOW they market a property. Look at their photos. Do they pay attention to detail? Is there a car in the drive? Trash cans? One of the worst violations is taking a photo and you see a car mirror in the frame! What does that say about their marketing?
