Now Mortgage Brokers are expected to predict future income of borrowers and must be careful not to discriminate against certain groups by not offering certain loans that could be a problem. From the New York Times:
"The legislation, which was passed by the New York Legislature in June and is expected to be signed by Gov. David A. Paterson, aims to curb the current surge in foreclosures, but it also includes provisions meant to prevent borrowers from taking out loans they cannot repay.
Among other things, it says that brokers have a "duty of care" to offer appropriate loans to subprime borrowers - those with poor credit."
Mr. Tricozzi of the the state mortgage brokers group says that he would just lie to the consumer to avoid any problems. Isn't this how we got where we are now?
"In some cases, I might say I don't have a lender that supplies a certain subprime program," said Mr. Tricozzi of the state mortgage brokers group, "even though, in reality, I do."

Caramoor is home to metropolitan New York's largest outdoor music festival. 80 acres of unique gardens that were recently restored are the background for a variety of outdoor musical events. Enjoy afternoon tea, May through October, in the summer dining room. Caramoor is located in Katonah, New York which is in the north east quadrent of Westchester County, New York
"Caramoor is known far and wide for the opulent riches and rewards of its International Music Festival, metropolitan New York's largest outdoor summer music festival.
The incomparably romantic Spanish Courtyard and the magnificently atmospheric and acoustically marvelous Venetian Theater, placed among gorgeous gardens and green lawns, are the settings for the high-powered music-making of the Festival. And, when the Festival ends, Caramoor's activities, responding to the signal of the season's change, move indoors.
Then a new grandeur is revealed - a smaller, more intimate, highly-polished jewel at the heart of Caramoor: the Music Room in the House Museum.
The Music Room is the centerpiece of the Caramoor House Museum - a house in the Mediterranean style containing entire rooms originally found in European villas and palazzos, and filled with furniture, tapestries, paintings, sculptures, and decorative objects from Europe and the Orient, spanning the 14th to the 20th centuries."
