Contractors looking for more work should consider the 203k. Just go to the HUD web site and search for consultants. Let the ones in your area know you would like to bid on their future projects. you might be surprised. We just put on a contractor info seminar in Columbia SC to the rehab or remodel contractors group within the builders association. They were quite surprised that there was so much going on around them that they weren't aware of.

203k or not to 203k

Years ago I was called to Merced CA to preform a 203k consultation. Imagine how disappointed I was when just wasn't a feasible property for rehab. it had everything wrong with it. Framing was 2 x 2" with 3/8" asbestos board on the exterior in sheets about 3'x5' as I remember. This was built right after WWII. As if this wasn't enough they were built on patio slabs and there were no footings around the perimeter of the foundation. Had they had enough money to do it right I was planning to dig a footing all around the outside perimeter and install a perimeter foundation and build a totally new home just outside the existing home, then remove the home left inside. the budget just wasn't there.

This was an exception. Most homes can be fixed up. home builders are finding the 203k may provide so much work they can survive very well in this recession.

do you have a tiny bungalow and now garage on a "shotgun" lot... long and narrow? How about using the 203k to raise the home high in the air, install a slab for your new garage under the existing house.

as long as we have a portion of the original foundation we can ... use the 203k program to complete the rebuild

mixed use building with 6 residential over three stores... turn the residential into only 4 units and you can... use the 203k program to do the work

you are a builder looking for ways to create business... use the 203k program

got a 5 or six unit building that you need to rehab... turn it into a four unit building and you can.... use the 203k program to fix it up and convert it.

the 203k can create jobs, rehab 1-4 units. We have even taken old warehouse properties and turn them into 1-4 live work units, the borrower lives in one and rents the others out for additional income.

203k seminar in Durham

A contractor at the meeting last night got the fever. It is so fun to see someone "get it" when you put on a seminar. You local realtors get ready he is going to bring your counterparts...ha. Next session is at Key Source Bank in Durham on 9/29 get your tickets soon. He'll also be a great teammate. I think he was most impressed with the idea that realtors asking him to make repairs on homes prior to close of escrow can actually have the escrow closed and then complete the work along with other work the buyer may want done. He was also surprised to learn that a smaller community DE lender can likely close loans faster than some of the major lenders in the area at this time because they are able to control the underwriting in house without a large machine in place. In any case the next meeting is coming up and I'd like to see more of you there. We are doing a 203k consultation on a home this morning that was only purchased two months ago... under the 203k program the borrower can use the money they put down to purchase the home two months ago and while there is no cash back or cash out on this loan program they will not have to bring more money to close the loan... no money down on the new loan. What a deal. This can happen any time the refinance into a 203k is within six months of the last purchase. Lenders with properties that require work that want to unload them fast... carry the financing and get the foreclosed property off your books while the borrower gets the refinance under the 203k loan program. You can unload a lot more properties this month using this technique than waiting for something to close in 30-120 days. You clear your books NOW and in 30-120 days it is refinanced out of your portfolio.

203k for investors

there seems to be some confusion on the 203k and investors.. 1) yes the Investor Program for the 203k is gone... but not forgotten 2) Yes, an investor can purchase and rehab a property under the 203k loan program. here is how... an investor may purchase a 2-4 unit building or a mixed use building and rehab it provided the investor will live in it. Can you keep your existing home as a rental... yes provided you have no more than 75% LTV. 3) How can investors get out of properties once they buy and rehab using conventional means?
