All you consultants out there... be aware of the law, I recommend that YOU start passing out the lead paint brochure and getting a signed acknowledgement for your file and then include a copy in your consultant report whenever you are working on a project built prior to 1978. Ask us more about it this Thursday night at Key Source Bank 7 pm

Hey all you contractors in the Columbia SC area. The 203k is a great way for you to get more volume. This is just a reminder that we are having a few lenders and consultants hosting a rehab contractor meeting in Columbia SC on 9/9/09 at 9 am... contact David Sovde or myself if you would like to come We already have 15 contractors scheduled to be there but there is always room for more. You will find this enlightening if you are a contractor. We need your participation and you will get lots of jobs from our "open to the public" seminars. There will be 3-6 consultants there and just my company had 135 jobs under construction at any one time... we really can keep you busy, come and see how you can participate.

Manufactured homes and the 203k

Can you do a 203k on a manufactured home... Yes. How about this. You want to replace your manufactured home... use the existing pier and post foundation and document it. We suggest that you make your "mark" on the existing piers so they can be identified under the new home. Years ago we had a lot with 3 pier and posts on the lot in the rubble after the city razed the homes on that block. HUD was contacted and we were given permission to build a home on that portion of the foundation and those piers were put just inside the crawl space access door so they could easily be found. The manufactured scenario is very similar in concept. Just be sure to use as many of the piers as you can.
