I placed my first referral on active rain and within a few hours my friend's problem was solved. I can't believe how fast you guy and gals can mobilize. My friend had a HUD home bid accepted and for some reason HUD placed it back on the market due to the agent that put it there... you moved so fast his offer was placed again the day he lost it and he won the bid again right way. That is awesome and I appreciate our efforts. M

I am seeing some wonderful opportunities out there for commercial properties. We are all hearing about how the commercial-industrial bubble is about to break or in fact has alreast started breaking. All the businesses that are going under are having or are about to have a devistating affect on the market... we will see some real interesting opportunities as this unfolds. Keep your eyes open but more importantly start thinking about how you can structure deals to take over some of these properties.

203k lenders

I have had lots of calls regarding 203k wholesalers since M&T has pulled in their horns to their own footprint. I have several posted on my website but just added a new one that will be looking for your business soon as they ramp it up a bit. They only work with the 203k and only with brokers. Sounds like just what the doctor ordered.

203k Basics

We had that 203k basics meeting in Columbia SC last week. It was interesting. I don't typically like being an encylopedia as that is about all you can be when you have lots of the same pieces of the puzzle in the room with you but it was fun and hopefully everyone walked away with something.

I prefer to have them each bring an investor,home buyer, or property with them and put the pieces together in the room. That is much more fulfilling for everyone. Let's Make a Deal on the spot.

203k for Americans with Disabilities

The 203k is an excellent option for getting handicap access to a new home. Ramps, wider doors, improving access to showers, etc... all these repairs can be added to your 203k scope of work. If your client is looking for a home and finds it but it needs work for accessibility... the 203k is an option for you.
