" We were recently married and in search of a home to start a family. However, not only did we need a home, we needed to sell or rent the condominium we were living in. Communication was always open. Mandy Beckett was very easily reached, whether through e-mail or telephone. If a phone call was ever missed, it was returned within hours. The same with e-mail. Mandy Beckett doesn’t ever seem to stop working. She picks up her telephone at 8:00 pm on a Sunday night and even provided documents to make an offer on a Friday night at 9:00pm at her office!

Mandy Beckett would communicate with the both of us. She would sometime discuss plans or ideas with Kevin, and equally communicate with myself. She allowed time for discussion between Kevin and I, understanding that we were both involved in this process and were going to make decisions together. Mandy answered ALL of our many questions about the process.

Mandy Beckett offered suggestions throughout the process, but never led or pushed us in a certain direction. She gave us the names of trustworthy people to contact. The people she suggested, we used, and had a great experience with each one. She recommended an inspector, a lawyer, a plumber, and an engineer who all showed professionalism in their work, like Mandy. By the end of the process, we felt like we were working with a friend, versus just our realtor. She truly showed us she cares about us as people. She understood our busy work week schedules. And she still communicates with us to make sure we are enjoying our new home, and even asked about our dog!

The process of buying a home and at the same time leasing our condominium is and was stressful on all parties. But Mandy Beckett juggled both tasks and put her time and effort equally to the process of buying and selling/leasing. In the end, it all worked out. We will certainly use Mandy Beckett in the future for any real estate needs and won’t hesitate to recommend her services to friends and relatives. "All too often, the efforts and professionalism of an individual associated with an organization can go unnoticed. I wanted to make certain this was not the case with one of your real estate agents; Ms. Mandy Beckett of the Newtown, CT. office.

On behalf of my mother, Mildred Larson, I contracted with Mandy Beckett to market and coordinate the sale of 35 Hundred Acres Rd., Newtown, CT. I chose to work with Ms. Beckett as I desired a real estate professional who understood the uniqueness of marketing a high end home, which at most times would not be occupied, and was confident in her abilities to successfully find a buyer.

Within days of signing the listing agreement, Ms. Beckett developed glossy brochures, had placed ads in the local paper, fine tuned her marketing plan, networked with other local brokers and hosted a broker's open house lunch...all of which resulted in a tremendous amount of activity right out of the gate.

What I didn't expect was how Mandy would go above and beyond the call of the duty.

Soon after the house was listed, the record breaking snow storms of 2010/11 began. As I was living in New York, Ms. Beckett took it upon herself to physically keep the walkways shoveled and would coordinate having the driveway plowed. She also regularly checked on the house to ensure all systems were operating properly, and that there were no signs of vandalism. I also learned that prior to scheduled open houses and showings, Mandy would spruce the place up by dusting, cleaning, and displaying fresh flowers.

Her efforts certainly paid off. She presented me with a total of four (4) offers...3 of which came in virtually the same day! We carefully analyzed each offer and a decided to move forward with the offer which we felt was the strongest.

But Mandy's efforts didn't stop there. There were a number of items which needed to be addressed per the potential buyer's home inspection. Some of these items were quite involved, such as a radon evacuation system, various items pertaining to the well water system, window hardware repairs, etc. Ms. Beckett was there every step of the way from getting estimates to coordinating workman schedules. As a result of Mandy's incredible enthusiasm and "can do" attitude, we closed within 45 days after accepting the buyers offer.

"Did You Know About . . . . Tax Credits for Adding or Replacing Insulation"

Whether it's winter cold or summer heat , insulation makes your home a lot more livable. From 2009 to 2010, the government helped out, letting you take $1,500 in tax credits for adding insulation. If you took full advantage of this credit, congratulations! Below are a few tips to follow:

  • Relax, because you've taken all the energy credits you've got coming.

If you didn't, and you're kicking yourself as you shiver in the cold, you still have options.

At the last minute, the government added a suite of less-generous but still useful energy tax credits, available only to those who didn't take advantage of the 2009-2010 program. Among these is a $500 credit for insulation.

Tax credit limits and deadlines:

  • 10% of expenditures, up to $500 for the year, for all energy improvements combined.
  • Install the insulation by Dec. 31, 2011-or gamble on another extension.
  • Save receipts and labels for Uncle Sam.

Tax Credit Capped at $1,500

Replace aging windows, HVAC systems, and non-solar water heaters, install efficient biomass stoves, add insulation, or fix a worn roof, and you might collect a tidy credit come tax time. To encourage greater energy efficiency, homeowners can recoup 30% of the cost, up to $1,500, for making any of these qualifying upgrades during 2009 or 2010. Claim the credit for the year in which you complete the project.

The improvements must be made to your existing primary residence to be eligible. You can include the labor costs for HVAC, stove, and water heater installations; only the cost of materials counts for insulation, roofs, and windows (as well as exterior doors and skylights). Ask your contractor for a receipt that itemizes materials and labor.

All 7th and 8th Grade Students

"Middle School Nights"

"The Garage" Teen Center on Church Hill Road.

These special nights are held every second Friday of the

month from 7:00 - 10:00 P.M.. Come on down and enjoy the

fun or just hang out with your friends. Play a game of pool,

air hockey, and fooseball. Two video games and a claw

machine for 25 cents a play are also available. Feel free to

bring along your favorite CD while enjoying an evening out.
