Excellence demands commitment and a tenacious dedication from the leadership of the organization. Once i is accepted and expected, it must be nourished and continually reviewed and renewed. It is a never ending process of learning and growing. It requires a spirit of motivation and boundless energy. It is always the result of a creatively conceived and precisely planned effort.
Excellence inspires, it electrifies. It potentializes every phase of the organization's life. It unleashes an impact which influences every program, every activity, every committee, every staff person. To instill it in an organization is difficult, to sustain it, even more so. It demands adaptability, imagination and vigor. But most of all, it requires from the leadership a constant state of self discovery and discipline.
Excellence is an organization's life line. It is the most dcompelling answer to apathy and inertia. It energizes a stimulating and pulsating force. Once it becomes the expected standard of performance, it develops a fiercely driving and motivation philosophy of operation. Excellence is a state of mind put inot action. It is a road map to success. When a climate of excellence exists, all things...staff work, volunteer leadership, finances, programs become easier.
Excellence in an organization is important...because it is everything.
I did not write this and I have had it for some years at my office. I believe this stands for me, us, our blogs, our companies, our local and federal government and schools to help America continue and always improve.
I read your blogs, Lenn, Alan, Jon, John, Tammy, Richard, Gary, J.P., Chris Ann and all the others, I will tell you this, they help me aspire toward Excellence. I, we or the government may not reach true Excellence but to try is everything! And to try will help America one way or another.
Starbucks Barista and the Real Estate Agent/ REALTOR® Comparison.
The other night I stopped by Starbucks and felt like a mexican latte (choc, cinnamon) but they don't h
ave one on the menu. The barista said she could make a mocha latte and add the cinnamon dolce for me! Tasted great. This morning I stopped by the same Starbucks but I didn't really hear what the barista said the other night. I explained again what I wanted and the barista just had a blank look and didn't even try to help me. Same problem, same place and two different outcomes. One good, one not so good.

Loan Mod or Short Sale vs Foreclosure in San Diego, CA
First let me say, a loan mod may be your best option if you don't mind a oweing more than the home is worth. Example you loan mod may be $500,000 @2% for 40 years but your home is only worth $275,000.
Loan Modification- The Good 
1. Lenders are making a big push for loan mods. Based on my recent experience some of the large lenders like Bank of America prefer loan mods over short sales, it is still a performing asset.
2. The lenders use to be able turn Loan Modifications around faster but may not be true today. You can do a loan mod on your first, then gain leverage against your second and then see how your options look.
3. As long as you continue to pay you may stay in your home, some lenders will do a short sale if you are current.
4. You may minimize damage to your credit.
5. You may be able to do a loan mod, 60% of approved mods default. And if that is the case, you may choose to do a short sale or accept a foreclosure at a later date.
1. Without leverage it is unlikely you will negotiate a principle reduction.
2. In a typical loan modification, you may just be buying time. You get to make payments until you decide to sell or your payments go back up. Will it be better to attempt a short sale in a few years? You never know.
3. If you are not careful you may lose important anti deficiency protections applied for short sales at this time. These sunset on 1-1-2013. What this means to you, time is now of the essence. If you have assets or a salary to protect or you expect to have those things.
4. What will happen to your second loan.
5. Your mod may not be deep enough to eliminate stress or financial problems
1. If you negotiate well you may be able to get a release from the deficiency in writing.
2. You get to deal with the second lender, instead of putting off the day of reckoning.
3. You can deal with all the problems at once. Laws change, if you have good fall back positions today you might not have them in the future. You need to consider all your options.
4. If your property is 100,000 dollars upside down, you get rid of the liability now. If you do a loan mod and then have to sell you house in two years, you may still be 100,000 dollars upside down or worse. Will the values come back, will they decline further?
5. Within a few years your credit rating may recover quickly if you do a short sale. You may be better position for the times ahead.
6. You may get to live rent free for a while.
Short Sale Negatives
1. The rules can change quickly, right now, the borrower has many good options
2. You may not be able to buy a house for 2-3 years.
3. You have to deal with the selling process.
4. You should probably have someone with experience helping you set up the strategy and review your paperwork.
5. You will have to call or email me, I'm friendly.
