Rob Clark Update

For all my friends that live in The Rob Clark, I wanted to give you a quick update on what's going on in the building! At this time, there are currently three, 1 bedrooms listed for sale ($499,000, $499,000, and $549,000) and 1 studio ($379,000). Much like the condo climate outside of The Rob Clark, the real challenge has been getting people to pull the trigger on submitting an offer. The foot traffic has been moderate with showings and open houses, but the interest for the building is still definitely there. I can say that 2009 has picked as compared to the end of 2008! I am hoping the market will continue to gain momentum with things returning back to a somewhat normal state by summer!

In other building news, it looks like elections are underway for the new HOA President. Both my friends Xavier Coll and Temple Brown have submitted their names for the job. I can say that either would do a great job for you! Please stay active in the HOA - it's your building and you make a difference if there are changes you would like to see!

One of my favorite places in LA is a section of Beverly Hills that is south of Wilshire, west of Beverly, and before BHHS. The homes in this part of the city sit on large lots and tend to be of Spanish architecture. The turnover is not very high, so good listings don't pop up here too frequently. When I previewed the house below, I fell in love. It definitely needs some work, but if you updated sections of the interior you would have a really special property!

How Does This Whole Real Estate Agent Thing Work?

Since many of my clients are first time home buyers, I like to provide as much education as possible about the whole buying experience. I think there are some misconceptions about how working with an agent works. Here's the skinny:

  • Agents are independent contractors and essentially business owners. We are paid solely on commission and do not receive a salary from our brokerage (ex: Keller Williams).
  • Agents are responsible for all marketing materials, signs, gas, business cards, food at open houses, etc.
  • When an agent represents you in the purchase of the home, it is the seller who pays our commission.
  • The buyer's (or leasing) agent has to write the contract in order to receive payment for their services.
  • On occasion buyer's will have an agent help them to find the property, but then go to the listing agent (the agent representing the seller of the property you are interested in) to write the offer hoping for a better deal. If you do this, not only do you typically not get a better deal, but you've financially hurt the agent who spent the time finding the home for you. They will not be getting paid for their work and nobody likes to work for free!

The moral of the post is this - if you find an agent that has worked hard for you and dedicated time showing you property, be loyal to them! It's a win win situation for both parties involved!
