I've previewed this building a couple of times and think it's one of the coolest new condo developments in West Hollywood. Located in prime WeHo between Sunset and Fountain, this building definitely makes the statement on the block. With it's clean lines, open spaces, and ample windows, I believe this type of architecture is the wave of the future for LA. The units themselves are chic and spacious with a minimalist vibe while still being luxurious. This unit is a 2 story penthouse and features stainless steel appliances, city views, hardwoods - I'll take 2!

For all my friends that live in The Rob Clark, I wanted to give you a quick update on what's going on in the building! At this time, there are currently three, 1 bedrooms listed for sale ($499,000, $499,000, and $549,000) and 1 studio ($379,000). Much like the condo climate outside of The Rob Clark, the real challenge has been getting people to pull the trigger on submitting an offer. The foot traffic has been moderate with showings and open houses, but the interest for the building is still definitely there. I can say that 2009 has picked as compared to the end of 2008! I am hoping the market will continue to gain momentum with things returning back to a somewhat normal state by summer!
In other building news, it looks like elections are underway for the new HOA President. Both my friends Xavier Coll and Temple Brown have submitted their names for the job. I can say that either would do a great job for you! Please stay active in the HOA - it's your building and you make a difference if there are changes you would like to see!

When I was thinking of all the properties I wanted to feature, The Broadway Lofts was one of the first things that popped into my mind! I leased a beautiful unit in this building to a couple of friends of mine! One word describes this entire scene - SWANK! From the moment you valet your car (the valet is done NYC style where they put your car in an elevator and take it up into the building) it is pure swank all the way. The elegant lobby is attended to by 24 hr security/concierge, the common hallways are impeccable, and the roof - well, the roof is the major clincher of a selling point. The roof top pool rivals any boutique hotel in town with fireplace, Jacuzzi, fitness center, and individual cabanas. The perfect way to spend the day or to entertain before going out at night (just don't bring glass up there or drop anything off the side). Home Owner's Dues can be pricey at 950/month, but includes valet, all the mentioned facilities/security, and general upkeep. Oh, another great feature - Katsuya (located in the building) delivers room service to your unit when you want some crispy tuna but can't bear to face the paparazzi waiting outside!

One of my favorite places in LA is a section of Beverly Hills that is south of Wilshire, west of Beverly, and before BHHS. The homes in this part of the city sit on large lots and tend to be of Spanish architecture. The turnover is not very high, so good listings don't pop up here too frequently. When I previewed the house below, I fell in love. It definitely needs some work, but if you updated sections of the interior you would have a really special property!
