Preparing Your Pad for an Open House

I love a beautiful day like today! The sun is shining, the weather is warm, and people are out doing the things they do on a Saturday! All and all, it's a perfect day to hold an Open House! Although open houses are typically held on Sundays, sometimes I like to shake things up a bit and hold them on a Saturday! I've noticed that occasionally you get better foot traffic and better moods on Saturdays! Maybe it's because it's the start of the weekend, but everything about Saturday opens just feels more relaxed!

Some agents love sitting open houses, while others would rather outsource to rookie agents. I actually quite enjoy holding a property open! It's a great way to meet neighbors and gauge the market! To make this a successful venture for both of us, here are some quick tips to preparing your pad for an open (also check my site under ‘Sellers' for more detailed ideas on preparing your home to list):

  1. No parties the night before: Trust me, you don't want to straighten up with a hang over and trying to figure out where to go for 3 hours when you're about to heave at any moment is no fun!
  2. Put away all contraband (items of a sexual nature, drug paraphernalia, girlie photos on the fridge): You may scoff at reading this, but I have truly had to help clients stash all of the above before a debut Sunday opening. Anything goes for rich kids, but the public might not be so understanding!
  3. Keep the clutter to a minimum: The less personal items around the better! People like to envision themselves living there. Neat, clean, and minimal go a long way in selling your home.
  4. No Smoking (ever inside), No Curry, No Fish , or Strong Smelling Foods a Few Days Before Open: This is one of those instant buzz kills for a potential buyer that is easily avoidable. If a place smells badly, no matter how wonderful the home is, can be an immediate no go for a buyer.
  5. Don't Hang Out at the Open House: Prospective buyers feel uncomfortable looking around and asking questions if the owner is around.

Low Ball Offers - How Low Will They Go?

When I first became an agent and the market was white hot, if you were to submit an uber low ball offer to a seller, the agent would curtly tell you, "That's insulting to the seller. Please don't waste either of our time submitting that". Oh how the times have changed! The way I see it, most people are not selling because they want to test the market or just to see what they can get like back in the good old days. I suppose there are those that will sell if they get the price they want, but overall I think a large portion are selling because they have to (whatever that reason my be). This leaves the buyer in a fortunate situation. From my experience just this past week, it appears that sellers are considering offers that they never would have in the past and buyer's agents certainly do not feel shy submitting them. The point - if you see a place that you like, make an offer. You never know what kind of a deal you might be able to get

I want to start the first post of the Rich Kids Real Estate Blog with a thank you for taking the time to check out my site! A lot of thought and work went into this to provide you with as much digestible information as possible when considering your next move. I hope you can stay for a bit and read some of the articles I wrote. They're definitely not written by Flo, you mom's blue haired agent, so hopefully they will be enjoyable to read as well as informative!

When I look at the current real estate market right now, I see a lot of opportunity out there. I have worked with many younger, first time home buyers and I haven't seen a market geared towards them until recently. There truly are some amazing deals to be had right now. The common consensus that I hear among many prospective buyers is that they plan to wait until the market bottoms out. The problem with this mentality is that when the market does hit bottom, we won't know until it is back on the rise. Just some food for thought!

I think that this is such a great deal! I previewed the property the other day and you really do get a nice bang for your buck! It needs a little updating, but totally livable! Franklin Towers is full service to the max with valet parking, 24 security, pool. gym - you get it! This could be a great investment for a lease property as well! I love that they are paying your HOA for a year (that's about $500/month you're not paying)! Besides, who wouldn't want to be neighbors with Drama?
