Rock Prop of the Day - Sunset Strip/WeHo - 2br/2ba - $719,000

1201-larrabee1This is definitely your quintessential rock and roll, Sunset Strip bachelor pad. Located on Larrabee, just west of Sunset Plaza, you are literally a short stroll from everything that the Strip has to offer. What I liked about this unit is that it feels high quality: dark hardwood floors, very cool kitchen with chrome accented back splashes, updated bathrooms, and well proportioned bedrooms. Apparently it's owned by some sort of rock star and this becomes clear when you see the stripper pole that has been installed in the living room next to the wet bar area. Putting all of that aside, I think this place has a ton of potential. I would say that this unit is best suited for a party boy/girl who likes to sleep in late or a tortured artist who thrives in dark environments. There is very little natural light in the unit. I think this could be somewhat remediated by clearing out the shrubbery that is outside of the balconies, but even with that, I would still expect minimal light. The location and the unit itself are really what makes this a Hot Prop. Once the furniture is cleared out and a little sparkle is added by a thorough deep cleaning, I think you'd have yourself a very nice place to call home. In my humble opinion, the unit is priced high, but could be a great deal in the $650-$700K. I'm not sure if you can put a price on the stripper pole, but this may be an amenity vs. an obstacle to many of my rich kids out there! Shauna Sand - if you are reading my blog, this pad's for you!

Hot Prop of the Day - 8265 Fountain/Weho - 2-3brs - From $745,000-$1,750,000

8265-fountain-master-bathToday's Hot Prop made the cut for a few different reasons. The units are well located on Fountain and Crescent Heights which puts you in walking distance to basically everything that's cool on both the Sunset Strip as well as Santa Monica Blvd. The units themselves are very traditionally laid out with a large living room and two decent sized bedrooms. There are no questions as to where to put couches, TV's, etc like some of the more architectural properties that are out there. The units have no common walls (there are only 2 units per floor and 1 sprawling penthouse at the top), bamboo flooring, sumptuous bathrooms, high end Viking stove, Caesarstone counters, and triple pain windows for extra noise insulation. The prices are decent, but like most of the new construction out there, will probably be reduced within the first month. You get a lot of space, the newness factor, and high end finishes in a prime location for your dollar. Conversely, want you don't get with the lesser priced units are views (the building is surrounded by very old apartment buildings on either side, so even in the $1,750,000 penthouse you are still looking into your neighbors carport) nor is there much closet space. Why is this a Hot Prop you ask? For the buyer where location and newness are the most important "must haves" this could be a great opportunity for the right price. If views and ample storage are deal breakers, these units are not for you.

The Twittering Tuesday Previews - Cycle One

As I had mentioned yesterday, I am going to try to experiment with Twitter to gauge how useful it is in providing up to the minute info on the properties that I preview today. Side Note: Tuesday Caravan is when all the new properties are held open for agents to preview for their clients. This is when we look for our specific clients, as well as to get the pulse on what's happening in the market and how what kind of pricing strategies are out there. Below is a list of new properties that I plan to see for both my readers and clients I am currently working with today. I will tweet a brief synopsis of the unit as I see it. If it's a great deal, you might want to swing by the open house (11am-2pm) to take a look. I've had a lot of people interested in units that I post as Hot Props, only to find that they are in escrow by the time they come around to wanting to see them. The units that I really dig today will then become Hot Props and I will provide further detailed descriptions with photos throughout the week. Rich Kids Catches the Twitter Bug

twitter_logo_headerFirst and foremost, I want to apologize for the lack of posts these past seven days. Those of you who are loyal readers know that I do my best to try to update 4-5 times per week on what's happening in real estate and LA life. My internet has been having some serious issues (no, I didn't forget to pay the bill) since last Monday leaving me with limited connectivity. Time Warner is coming out tomorrow, so I should be completely up and running by the end of the day Tuesday!

For my friends who know me, I have an extreme resistance to social networking sites like myspace or Facebook. I don't know what it is, but I hate being in pictures (which is somewhat ironic considering my boyfriend represents models for a living) and having all my private moments for public view. When Twitter came out, I wasn't quite sure what the point was. Do I text about how my friend just dropped it like it's hot on the dance floor after one too many apple martinis? Should I tell you that my mood is hopeful, wistful, confused, or that I have to go to the bathroom? You get the point!

A light bulb went off in my head as to a practical use - giving my readers and clients up to the minute stats on Hot Props as soon as I see them. Initially, I will be doing the bulk of my Twittering on Tuesday Caravan (11am-2pm) when I preview all the latest properties to hit the market. If I happen to see a great buy or a unique piece of property, I will tweet which gives you the opportunity to see it while the home is being help open.

As I had mentioned in a post earlier this week, I have noticed that there has been a lack of slick, well priced condos/single family homes for under $700,000 in the West Hollywood area over the last couple of weeks. Although this is the case, there are definitely still some cool properties to check out! WARNING - This Sunday is Gay Pride, so I would avoid Santa Monica Blvd between Doheny and Crescent Heights all together if you can. As always, summer open house hours are from 2pm-5pm.

New Developments (I've included a few from last weeks open house guide for those who missed them):

  • The Expo- 2400 Corinth Avenue, West Los Angeles - 2br/2ba from $529,000-$649,000 - Famed Kanner Architects designed these bright, open floor plan, loft like homes in central West LA.

    Condos Worth Checking Out

    811-bedford-street811 Bedford Street, Unit 204, Los Angeles, CA, 90035 - 2br/2ba, Roughly 1400 sq ft - $629,000 - Located on the border of Beverly Hills north of Olympic between Robertson and La Cienega these new units offer a lot of bang for your buck. With dark hardwood floors, stainless steel kitchens, mosaic tile work, and jacuzzi tubs in the bathrooms these condos are priced to sell. The only down side is that the majority of the units face other buildings and are sorely lacking any type of view. Listed by Coldwell Banker Malibu Colony

    pw-1313-living1131 Alta Loma Rd, 131, West Hollywood, CA 90069 - 2br/3ba, Roughly 1171 sq ft - $585,000 - I am really surprised this one has not sold! It has been a former Hot Prop (click on address for review) and the day that I had previewed, there was already an offer on it. They are definitely for the rich kid with a large budget, but there is something so enchanting about the property and the quality of the units is good as they come. The condos feature dark hardwood floors, lavish Viking appliances in the kitchen with Carerra marble counter tops, Paul Ferrante lighting fixtures, and detailed crown moldings throughout.
