

Since Thursday is the new Friday to go out, I thought I would add some spice to this dreary LA morning with a guide to going out for my gay readers. I've personally reviewed each of the following and written my own little critique for your enjoyment! When you're gay rich kid in LA, there are no shortage of options when going out. Whether you're into bears, twinks, owls, muscle, leather, butch, femme, or simply the boy/girl next door, there is something for everyone here! This guide will show you where to get a stiff, wet drink while you are waiting for a something else stiff or wet to come along!
The Abbey

The Abbey is definitely a West Hollywood staple. On any given night you will find a mixture of gays and their girls sipping Vodka Red Bulls out on the patio or around the beautiful fireplace in the main bar. Once a simple coffee house, The Abbey has been transformed into a sprawling bar, lounge, and restaurant (the food is actually pretty good). This is always a safe bet to start your night and I can guarantee you'll see a least a few people that catch your eye. Drinks are on the pricey side - expect to spend around $12.00 for a vodka/soda.
Eleven

Eleven is relatively new to the West Hollywood scene, but has established itself as a must go to when making your rounds on Santa Monica Blvd! On any given night you'll see a mixture of beautiful boys and chic lesbians gyrating to an eclectic mix of dance music! Lesbians - there are nights that are geared towards you! Please check their website for more details! Start your week with some beer goggles on - $2 beer bust every Sunday starting at 3pm!
Faultline

Looking for something a little rough around the edges and not quite so pretty as West Hollywood? Faultline is the answer! Located behind the 101 Freeway on a gritty street off of even grittier Vermont Avenue, Faultline is where the boys who like it rough go. The crowd is typically a bit older and a little less "polished". This is great place to find bears and leather daddies while downing cheap well drinks!
East/West Lounge

East/West feels very much like a NYC bar where a stock broker might stop to have a cocktail before heading home for the night. With it's plush leather booths and pricey cocktails made with fresh ingredients, East West tends to cater to a refined older crowd. The setting is small and intimate - the perfect place for a nightcap or a start you evening off. Thursday night is lesbian night, where the top echelon of Sapphic society gather together to find their next hot date for the weekend!
The Factory

The Factory is one of the only places in West Hollywood that feels like an actual dance club. When you have the urge to work up a sweat on the dance floor, this is the place to go. With such popular weekly events as Popstarz, Girl Bar, Latin Girl Bar, and Cherry Pop there is always a night to get your swerve on!
Fiesta Cantina

Fiesta Cantina is one of those places that you go to drunk! Two for one drink specials, a fun/friendly mixed crowd, and great munchies make this one of my favorite West Hollywood spots. I am friends with a couple who have been together for many years. They attribute their successful relationship to their Wednesday night "date night" at Fiesta which typically ends with last man standing! J&R - this is dedicated to you!

This is for all you rich kids on a budget! The Gold Coast or it's affectionate nick name, "The Mold Coast" is definitely not the place you go to meet people. I'm sure there are some exceptions, but typically this is where an older crowd goes to play pool and take advantage of the very inexpensive beers/well drinks. I have a friend who is a young, beautiful model that likes to go there for her "Sally Field Soapdish" moment. When she walks in all the old guys fawn all over her and buy her drinks. H - this one is dedicated to you!

Here Lounge is a bar/dance club located right next to The Abbey in West Hollywood. Attracting the same type of crowd as Eleven, Here is where the hot guys are packed into a large outdoor patio/small dance floor with elbow to elbow density. If you are not into crowds, this is not the place for you! My favorite night is the Friday night lesbian themed "Truckstop". Truckstop is one of the best all girl nights in LA! Sexy lipstick lesbians on the arms of their handsome girlfriends dance to an amazing array of music! Hot female go go dancers strut their stuff on the bars throughout the club!
MJ's

I love MJ's! It's a totally different scene from West Hollywood, but just as fun! The crowd is definitely a mix of all types of guys and the bar feels like a neighborhood hang out with loyal regulars. Unpretentious and inexpensive, MJ's is a great place to get drunk and make an ass of yourself on the dance floor while everyone cheers you on! I also happened to meet my boyfriend here on a crowded dance floor! This is dedicated to M J
Motherload

Motherload is one of those places that you either love or hate. With a mixed crowd, fairly cheap drinks, and a central WeHo location, Motherload is a place that I would advise you to visit at least once. It's the type of place where a leather studded cock ring makes a distinct decorative statement Enjoy $1 beers at their Sunday beer bust and then stumble over to The Abbey to round out the night!
The Palms

Lesbians, you are going to have to help me out with this one! My boyfriend and I decided to go out with the young sister of a friend of ours who was new to LA and wanted to find the hot lesbian scene. Thinking we were experts on the subject (but having never been to an all girl bar in LA), we decided to take her to Palms (only total lesbian bar in town, I believe). Let just say that this was not the happening place to be on a Friday night! Our friend took one look and we made a u-turn out of there. Since I've only been once, I can't make a fair review. K, this one's for you!

If you have been following my blog, I usually always have at least one or two Hot Prop, best buy properties listed each week. I like to post listings that run the pricing spectrum to accommodate all of my readers and buyers. Lately there have been a lot of cool new developments sprouting up in the $700K-$1,000,000 range, but I am finding very little inventory (that is decent) under $700,000. I am not quite sure what the disconnect could be because as short as six weeks ago, there were a ton of well done and properly priced condos on the market. I suppose it's Murphy's Law that now that so many of you are wanting to purchase, there is less available to see. One theory could be that many buyers are still holding on tight until things stabilize a little more. I know that most sellers would not be selling (especially over the winter months) unless they absolutely had too. Now that the economy appears to be on an upswing, I bet many are still waiting to see what happens.
The good news is that new listings pop up every day and the summer months are a great time for sellers, especially before August. I'm still on the hunt for amazing deals, so per usual, when I find them you will have first access to them.
On the flip side, there have been a lot of amazing leases out there!
The Lux 925 marries uber cool chic with high quality materials and manages to achieve something often lacking in many new construction projects - a very usable, well flowing floor plan. I was blown away when I walked through the door of these town homes last week. Featuring dark espresso hardwood floors, floor to ceiling windows, a massive living room, and gourmet kitchen, every room in these residences is meant to impress (and does so quite nicely). One feature that I have not often seen is contrasting hardwood floors in the lux master and guest bathrooms. As I had mentioned, the floors throughout the unit are dark espresso, but the bathroom floors have a very light colored pine-ish wood creating a striking aesthetic.
As always, what prevents these from being an official Hot Prop is the price. This project has just hit the market about a month ago, so we'll see what kind of reductions are in it's future. As of now, it looks like all four units are still available. I'm guessing we'll see reductions of about $200,000 sometime soon. I am keeping my eye out on this one because I really do think they are amazing!

As those of you who read my blog know, I try to update as consistently as I can. Life has been hectic this last month, but I can usually carve out some time during the week to write. This week has been extremely busy! In exciting real estate news, we officially closed out all 11 units at 1140 Formosa! This was such a cool project to work on and proof that if the building is located well, priced correctly, and has something unique to offer the market, it will sell (and with multiples). It was both energizing/tiring doing the walkthroughs and final closing paperwork on 11 units in 7 days, but now that it's done, the end is always bittersweet! I always end up becoming attached to the buyers, as well as all the other people involved in the process! I want to give an extra special shout out to Lisa Paperno, Josh Gaunya, Richard Loring, and Tom Bommerito for giving me the chance to be part of something so special! You all worked your a$$#@ off and the new homeowners could not have been happier!
This is basically my long winded excuse as to why I haven't written anything since last week! More to come...
Put down your mimosas, finish that last bit of your egg white omelet, and quickly down a bottle of Pellagrino because it is time to hit up this Sunday's open houses. Since last weekend was a holiday weekend and there were limited properties to see, I decided we should all have a weekend free of real estate. Now that the bbq's have cooled off and the Corona's have been finished, it's time to get back down to business.
