According to the school calendar, the dog days of summer will soon be over.
I wrote an offer today that involved a new loan, we set the timeline out for a 30 day close (the lender said they could meet this time frame)-- --our closing date was the day after school started in my buyer's city!
Now that's a wakeup call!
Do you remember when summers seemed to last forever? We always started school after Labor Day, now, it seems they are starting back to school the middle of August!

Would YOU like more liver? I don't know about you, but two words that I would never use in a sentence together would be "more" and "liver", unless I said "I don't want any MORE LIVER, ever."
Yet, my zip code is LIVERMORE, Colorado!
Livermore is approximately 25 miles Northwest of Fort Collins, Colorado, just East of Red Feather Lakes, and about 50 miles south of Laramie Wyoming.
Livermore was founded as a ranching community and has retained much of that character. The lovely Livermore valley is located north of LaPorte and just west of Highway 287. Livermore is really not a town anymore, but a zip code, consisting of several Mountain Subdivisions, huge ranches and tons of open space. The North Fork of the Cache La Poudre River runs through the Livermore Valley.

The original town was named for two early settlers, Adolphus Livernash and Stephen Moore, who built a one-room cabin at the site in 1863 and prospected for minerals. In 1880 a ranching school was opened to train the remittance men who came from England as early ranchers in the area.
In 1874 a post office was opened in Livermore, with mail delivered once a week by horseback.

A school district was formed in Livermore in 1871, offering a dugout schoolhouse with a dirt roof and floor. This was replaced by a frame building in 1883.
This is the current Livermore Elementary School; teaching about 80 students grades K through 6. These kids get a wonderful education and individual attention.

The Forks Hotel, was built by Robert O. Roberts in 1875. The structure that was once the Forks Hotel, took on many uses before being destroyed by fire in 1985. Located at the intersection of Highway 287 and the Red Feather Lakes Rd. (County Rd 74 E) it has since been rebuilt and operated as a restaurant and store.(currently closed and offered for sale)

In 1882, a community hall was built. This is the Livermore Community Hall in 2009. The Hall is rented for Arts and Craft Shows, private meetings, weddings, bake sales and dances.

The first church was built in 1933.

The old Livermore Hotel has been remodeled into a private residence, the old Post office is next door.

The Livermore area is rich in pioneer history, and today, about 900 families call Livermore home.
Perhaps for all of the residents, the answer to the question "Would you like more liver?" will always be "yes, as long as it's Livermore, Colorado!"

Very often, we get telephone calls from people who are relocating to the Fort Collins area, but want to live in the mountains. They are calling from their Out-of-State Home while searching on the Internet for housing.
This is a really difficult way to search for properties, when you're not familiar with the area!
Finally, they will give in, make the telephone call and ask the question: "How far is it?"
Because I commuted to Fort Collins for nearly 13 years, I think I'm the perfect candidate to answer that question! If you want to live in the mountains, particularly in Glacier View Meadows, you are about 45 or 50 minutes away, an easy commute to "central" Fort Collins.
You're about one CD away. Put in your favorite CD and drive 55 MPH down the county road, through the beautiful Livermore Valley to a stop sign at U.S. Highway 287.
On the highway you are unimpeded at 65 MPH until you reach LaPorte and one stop light. This will take you approximately 20 to 25 minutes.
The next 20 to 25 minutes is making your way through the city and several stop lights, 30 MPH speed limits, school zones, etc.
I used to live in Fort Collins, it is a great City and I lived only 7 miles from my office. It took me 20 to 25 minutes to get home!
When we decided to move to the mountains, I asked myself this question: "Is it worth an additional 20 to 25 minutes to get home and live where I want to live?" For me, the answer was yes, and I've never regretted it.

Within the quaint Village of Red Feather Lakes there is a road that, when first traveled,
will surprise and delight you.
The Villagers have named it Elf Lane.
You have to drive very slowly, and you will see the magic hidden within the trees.

The property on each side of the road is private property, yet somehow, the elves and gnomes and other creatures of the forest appear in spite of the no trespassing signs posted on the trees. There is something very enchanting about Elf Lane.
