Michelle Drewry of Staging The Essentials recently performed home staging for this vacant newly remodeled Los Angeles house. It would be a marketing mistake to think that buyers can visualize in their mind how their furniture will fit into these rooms. In fact, it would be similar to expecting buyers to do the staging in their mind, while looking at vacant rooms. It's a known fact that only about 8% of the population can visualize something that is not actually in front of them. The rest of the population needs to be visually shown the potential a house can have.
This particular seller, a smart investor, wanted to show buyers how they can place their furnishings in a relatively small area. When vacant, the Living/Family Room, which is open to the kitchen and dining areas, did not appear large enough for the furniture. We show buyers how they can make these rooms work.
Below are the BEFORE and AFTER photos: Buyers prefer to see this home staged and not vacant?

It is critical to show your buyer how they can live in a home. Leaving them guessing for how they can place their furniture will only motivate them to move on to the next house for sale. These sellers know the importance of answering those questions for the buyer through home staging.
This newly remodeled Arcadia, CA home received some home staging expertise by Michelle Drewry, Owner and Principal Designer of Staging The Essentials. Two questions remained in the buyers mind, will my furniture fit into these smaller rooms and how will we arrange the furnishings? We set about answering those questions by showing the buyer through staging.
When all was said and done, it was lots of work; but, we also had fun turning this vacant house into a buyer's dream home. As experts in home staging, it helps to know the area and to be familiar with the buyer most likely to purchase a home in that area. This is who you are staging for - the buyer.
Below we show the difference that home staging makes. Now a buyer has a reason to come to see this home.
BEFORE and AFTER Photos Below.

Before Home Staging the Living Room (empty rooms look smaller)

After Home Staging the Living Room (The answer is YES, your furniture can fit)

After Home Staging the Living Room - another view

Before Home Staging the Dining Room (the room looks narrow, will a dining table and chairs have room?)

After Home Staging the Dining Room ( Again, the table and chairs fit nicely into the space and looks far better than an empty room)

Before Home Staging the Kitchen

After Home Staging the Kitchen (staged always looks more like home and makes it easier for a buyer to visualize themselves living there)

Before Home Staging the Kitchen

After Home Staging the Kitchen (makes you want to sit down and have a cup of coffee)

Before Home Staging the Master Bedroom (the room didn't look like a bed would fit. Also, who wants to look at your neighbor or know they're really that close?)

After Home Staging The Master Bedroom (adding sheers softened the effect of the neighborhood outside and shows buyers that a bed will indeed fit.)

Before Home Staging the Media/Family Room

After Home Staging the Media/Family Room (shows buyers they can have two separate areas within the one room)

After Home Staging the Media/Family Room - another view (cozy place for watching a 52" widescreen TV)
Let's see how much activity the staging brings to this house, which has been on and off the market for nearly a year without a buyer.

We went to work home staging this Contemporary Tri-level Townhouse in Pasadena last week. The owners had just completed the painting and cleaning as we stepped foot in the door to now make these vacant rooms come to life. We set about placing furniture as well as all the accessories it takes to create a lifestyle within the empty rooms.

We were under a tight deadline to stage this 5 bedroom, 5 bath house in one day. This house had been staged the previoius week by another staging company, for which the owner did not care for the staging furnishings. We were called in to stage this contemporary house after the owner's approval of our furnishings. Now that's working under pressure! Job done and everyone is happy.
Los Angeles area home staging company, Staging The Essentials - located in the San Gabriel Valley - was hired to stage this beautiful contemporary, South Pasadena home for sale. This home's uniquely modern open floor plan is a rarity in an area of older more traditional homes.
As seen below in the Great Room, we mirrored the same furniture from one side of the large room to the other, with the tables and decorative pillows less formal on the TV end.

Update: The seller called me to tell me that the house is in a SALE PENDING the first week after staging. He gave all the credit to the staging as he told me that the buyer loved all the furnishings and how everything looked. In fact the new buyers want to rent the house until escrow closes. So, we will be de-staging after a total of 2 weeks staged to the day. The seller said the staging was worth every penny.
