Sunny Isles Beach Florida Real Estate Market Report for September 2008
In Sunny Isles Beach Florida during the month of September, 51 homes and condos sold with sales prices that were 91% of asking price. The average sales price was $427,000 and the median price was $235,000 and stayed on the market for 139 days.
Sales were up from August (43 units) by about 18% and up from last September (31 units) by 66%. Properties that went into contract (pending) numbered 43 in September, which was down almost 43% from August (75 units).
There are currently 1,545 condos and homes for sale in Sunny Isles Beach Florida. Inventory has been pretty much unchanged for the last 15 months after climbing steadily for over two years.

South Beach (Miami Beach Florida) Real Estate Market Report for September 2008
In South Beach (Miami Beach Florida) during the month of September, 58 homes and condos sold with sales prices that were 91% of asking price. The average sales price was $666,000 and the median price was $365,000 and stayed on the market for 135 days.
Sales were down from August (83 units) by about 30%, but up from last September (53 units) by 9%. Properties that went into contract (pending) numbered 69 in September, which was down almost 23% from August (91 units).

There are currently 2,244 condos and homes for sale in the South Beach area of Miami Beach, which consists of zip codes 33139. Inventory reached its peak in November of last year when there were 2,437 condos and homes available for sale after climbing steadily for over two years. Inventory levels have actually decreased almost 10% since then.

Miami Beach Florida Real Estate Report for September 2008
In Miami Beach Florida during the month of September, 98 homes and condos sold with sales prices that were 89% of asking price. The average sales price was $656,000 and the median price was $365,000 and stayed on the market for 156 days.
Sales were down from August (132 units) by about 24%, but up from last September (84 units) by 17%. Properties that went into contract (pending) numbered 122 in September, which was down almost 20% from August (153 units).

There are currently 4,206 condos and homes for sale in the Miami Beach, which consists of zip codes 33139, 33140 and 33141 and does not include North Bay Village. Inventory reached its peak in February of this year when there were 4,525 condos and homes available for sale after climbing steadily for over two years. Inventory levels have actually decreased slightly in the last few months. Note that the inventory levels have decreased since the beginning of the year by about 6%.

Bicycling in Miami Beach Florida may stop being an adventure
The good news is that Miami is really starting to do something about it; the not-so-good news is we have a way to go. The City of Miami's goal of 2012 to become a bike-friendly city is ambitious at best. Bike lanes are starting to be added along with potential bike boulevards. They are planning on eventually declaring some days "car-free" in specified areas of Miami. Additionally, the city of Miami pledges to develop a comprehensive bike master plan within five years.
Miami is perfectly flat and warm year-round making it a perfect candidate for cycling among other sports and activities. Unfortunately, the city has not been designed to accommodate cyclists and pedestrians. It seems that this is starting to change due to "green" activism, rising gas prices and the outcry against using foreign oil.

In the seven years I have lived here, I have never been totally comfortable riding a bicycle in Miami Beach or Miami. Without a doubt bicycling in Miami is an adventure to say the least as is driving a car. I recently read an article in the Miami Herald that describes the Miami bike initiative and how the city of Miami and Miami-Dade County are striving to be one of the most bicycle-friendly cities in the U.S. by 2012. In its June issue Bicycling Magazine named Miami as one of the worst cities in the U.S. for cyclists.
The main problem in Miami is the drivers. I am from New York City and Miami drivers are much worse. It is the combination here of the culture, allowance of cell phones while driving and a lack of respect for bikers and pedestrians alike. If you read the comments section of that Miami Herald article where numerous Miamians gave their comments, it was quite amusing but also scary as they all pretty much agree on the ridiculous macho attitudes of the drivers here.

Public campaigns to educate motorists and cyclists alike on how to share roadways safely is the critical element in reaching their eventual goal, which should be everyone's goal who lives and plays n Miami Beach and Miami. It will make for a much better and healthier lifestyle.

Shark's Alley in the Everglades is most likely the best place to ride. The Shark Valley area of Everglades National Park (25 miles west of the Fl Turnpike on U.S. 41) is very hard to beat. It features a 15-mile paved road, and the only traffic allowed are sightseeing trams (1 per hour) and an occasional National Park Service vehicle. For $25, you can buy an annual pass to all of Everglades National Park, and Shark Valley is open 24 hours per day to bicyclists (between 6 PM - 8:30 AM, you park outside and ride in for no charge). For a serious bicyclist, there is no better place to knock out 45-60 miles with no vehicle risk.
Other good areas to cycle are Oleta State Park and Key Biscayne. Oleta Park is the largest state park in Florida. It is located right before Sunny Isles Beach. I also like Key Biscayne, which is relatively sedate compared to many other areas. There are some good stretches here where one can "almost" feel safe.

Owner Financing for Miami and Miami Beach Florida Homes
As the financial markets and credit markets worsen, the availability for owner financing for Miami and Miami Beach Florida homes will probably increase. In all of Miami-Dade County, there are currently almost 120 homes that are listed for sale that currently are offering owner financing otherwise known as seller financing.
There are 46 homes over $500,000 and 20 homes over $1 million now offering owner financing.In order to sell property in the current economic climate, this is becoming a very viable option for many buyers and sellers. Note that there are over 180 condos that are also offering owner financing throughout Miami-Dade County.
Most owner financing requires a down payment of at least 20% to as much as 50% in some cases. The owners or developers offering 10% down often do so with a balloon payment due after 3-5 years. This can be a good deal for the right buyer and seller.
