Miami Beach and New York City Real Estate - Wow is that a window in your kitchen?! Real estate really is relative isn't it? This post was inspired by a recent comment from a colleague in North Carolina about the cost of living in Miami. Some friends were visiting some relatives of mine yesterday and they remarked on what a great apartment they had, and then it struck me. This really is a great apartment for Manhattan.

I realized that I had become jaded in less than 7 years (since I moved from New York) and for a moment did not fully appreciate the value of a little light or a window in a Manhattan apartment since our Miami Beach condo is so bright that I have to wear sunglasses sometimes.

Having grown up in the Big Apple, I can really appreciate the value of having an apartment with light that actually has some space. Now a window in the kitchen is really a bonus. Here in Manhattan having a decent sized closet is a big deal, so windows and light and a kitchen with some space means you've hit the big time. I was in shock when I moved to Miami Beach and discovered that $500,000 buys you a large two bedroom condo (1,500 square feet) with a balcony, water views and amenities, whereas, in Manhattan you are lucky to find a 600 square foot one bedroom for that price. Sorry about the photo below...I could not resist.

Then again I love Manhattan and the New Yawkers. There is an energy here that you find in very few cities. It is a very tempting lifestyle with many things within walking distance open practically all the time. In Miami, you need a car for most things. Then again, in other areas of the country, you need a quarter of a tank of gas to go some places.

Now that I am returning back to Miami Beach, I am reminded how much I value each city and area. I am sure that many people feel the same way about where they live now whether it is in North Carolina, Colorado, Texas or most other states and cities. Each offers something unique to each person. Unless you travel a lot, it is hard to fully appreciate the different cities, counties and states.

Miami Beach Homes Real Estate Report and Analysis -A Sellers and Buyers Guide to buying and selling homes in Miami Beach.

Year to date there have been 94 closed sales of single family homes in Miami Beach so far in 2008. This report will give you some perspective on what those prices really mean in terms of price per square foot in each price range and how that compares with those currently listed for sale in the Miami Beach area.

Right now there are 452 homes listed for sale in Miami Beach.

Miami Beach Real Estate

There is a distinctive difference between the listing prices in general and the homes that are listed to sell, or in other words priced right. The current average listing price in Miami Beach for all price ranges is $2,717,135, which is $629 per square foot. The average selling price for all homes that were sold in 2008 was $2,485,660 or $571 per square foot. The average selling price was 87% of the average list price (which was $650 per square foot on average at the time they were sold) and was on the market an average of 185 days. Prices have declined slightly since the beginning of the year.

For 2008, in Miami Beach only 1 house out of every 40 that is available for sale actually sells each month, so if your home is not one of the best priced homes in that particular price range, it most likely will not sell, and unless the price is adjusted to put it in contention to compete against the other homes, it may take a very long time to sell. Many people lose their patience and let the listing expire or cancel them when they are not priced right. The absorption rate (the amount of time to sell all of the current supply or inventory) is approximately 40 months based on the number of houses sold (94) so far in 2008 (254 days).

Average days on market is 185 days, which is the length of time a house is on the market (from the listing date until it goes into contract). This does not include the time it takes to actually close from when it went into contract, which averages about 60 days right now. What is telling about this number is that only if your house is priced right in Miami Beach, it will take approximately 245 days to actually close based on the information reported through various sources.

Continuum II North Tower currently has 47 condos listed for saleand is located at 50 South Pointe Drive in the South Beach area of Miami Beach. They range in price from $650,000 for a 650 sf (SqFt) 1 bedroom/1 bath condo to $7.9 million for a 4 bedroom/5 bath condo with 5,248 sf of interior living space. The average list price is $2,945,445 at $1,261/sf.

Year-to-date there have been 10 closed sales at Continuum II North Tower. Sales ranged from $1.2 million for a 2 bedroom/2 bath (1,486 sf) to $3.7 million for a 4 bedroom/4 bath (2,264 sf) condo at an average selling price of $2,074,500 at $859/sf, which averaged 95% of the list price with average days on market of 90 days, which seems kind of short.

Note that this building was just recently completed, so the numbers here are somewhat skewed due to lack of time on the market.

The current absorption rate is 14 months based on the supply and demand numbers above.
