First, let's look at the available inventory by price range. These are the current condos available for sale in South Beach.
Before we get deeper into the numbers, let's take a deep breath and relax and look at the scenery...

Okay now here is the breakdown of closed sales by price range year-to-date.

$500K-$699K = 26 months

For homeowners and potential sellers, this means that if your condo is priced right, it will average about 170 days on market, however, it is priced incorrectly it will probably be on the market for over 2 years or longer unless the price is adjusted sooner. The key is to find the right Realtor who understands the market and can analyze the local market. Hmm....I think I know where you can find a good one...
