Tufts Pool 2010 To Open Monday June 28th, 2010

Medford, MA - Tufts Pool will be opening for the 2010 season on June 28th, 2010. The Medford Park Board along with the city leaders worked hard to keep this great attraction open for the public this summer. Tufts Pool offers swimming lessons, afternoon open swim and evening adult & family swim times. There are changing facilities, first aid, a kiddie pool and a full size pool. Lifeguards & Park Police on duty daily.

The passes will be available at Tufts Pool beginning Monday June 21st. 2010.

Tufts Pool is located at 449 Main St. Medford, MA 02155

Passes will be done from 6pm - 9pm on Mondays, Tuesdays, Wednesdays, Thursdays and 9am - 12pm on Saturdays.

The costs are as follows:

Medford Resident: $25 per person with a family cap of $75 for the whole family.

Non-Medford Resident: $50 per person with a family cap of $125 for the whole family.

TheAppleiPad and Real Estate and why I'm waiting

The Apple iPad was released this past weekend and I have to say it's phenomenal. It takes the best of what I love about my iPodnano and mymobile phone and put it into 1 great piece of hardware. Now as most of you know who read my blog I love technology, especially how it relates to real estate.
I did not buy the first iPad to the market for a few reasons, I'll discuss them now:

1. Lack of mobile internet access
The new release does not have a true mobile 3g interface. This is VERY important to me working in real estate. I want the ability to search the MLS/Internet from the iPad anywhere I am. Most times it would be on the site of a listing or a showing I'm at and having the ability to access the full MLS via the web would be hugely beneficial.

2. Lack of flash support
The current iPad lacks flash so some if not a lot of the virtual tours, housing showcases and applications currently available might not or will not work.

3. Lack of access to some documents
I won't be able to access some documents I currently use in my real estate practice until more vendors adopt an iPad friendly environment.

4. Apple's application restrictions
Apple currently has an unknown approval process for applications. Real estate should be pretty safe but what if what Apple decides is appropriate is in conflict with what I choose to access and possibly share.

5. Having to be tied to AT&T Wireless
I'm not a huge fan of the coverage of AT&T'sweb browsing with 3g connectivity here in theGreater Boston Area. There are currently quite a few "dead spots" I've found and others have mentioned to me. (I know this may get me some wrath), but Verizon does have better coverage here in the Greater Boston Area. If there could be a Verizon option or AT&T enhances its coverage by a large margin I will immediately reconsider. *As a note of disclosure I am currently a VERIZON WIRELESS subscriber with aBlackBerry Storm 1 with an unlimited plan for EVERYTHING, so $$$ is NOT an issue (I also haven't upgraded to the lower price plan for those who might snicker)

6. Lack ofMiFi access
If I'm going to spend $xxx.00 per month I'd like to have the option of connecting several mobile devices like thePalm Pre does. At the very least I want the ability to connect a printer, phone and browser together.
7. Lack of non-Apple approved peripherals
Concerned about the lack of "approved" Apple connections and also their relationship with current real estate related tools.

HomeBuying/HomeSelling & C.L.U.E Reports - A helpful tool

One of the items I discussed this past weekend on my radio show was the C.L.U.E Report. CLUE stands for Comprehensive Loss Underwriting Exchange. CLUE personal property reports provide a 5 year history of losses associated with an individual and/or their property. Kind of like a CARFAX for homes.

Only Sellers can request these reports. For real estate purposes the owners personal information is withheld for privacy & security reasons. Buyers can request the seller provide the report as part of an offer (consult with your attorney or buyers agent for specific details). At only $19.50 per address it's quite inexpensive.

Where this is handy is for buyers & sellers to disclose recent claims associated with the property and a chance to show that the remedy/work has been done. This is all commonly available insurance data and can give an interested homebuyer a better idea of the property. This is also topical for homebuyers in seeing if there have been fire, structural or flood claims on a property that interests them.

From the C.L.U.E website regarding buyers & real estate agents:

Buyers and real estate agents can't obtain C.L.U.E.® Home Seller's Disclosure Reports directly, so please ask the property owner to obtain the report by directing them to http://www.choicetrust.com/. There, the home seller can obtain a Home Seller's Disclosure Report, providing a five year insurance loss history for a given address, without divulging personal and private information about the home seller. If the report for the property indicates that insurance losses have not occurred within the past five years, the buyer can feel comfortable that insurance loss history of the property should not impact the availability or pricing of Homeowners insurance. This may give your home an advantage over one where the insurance loss history is not known.
