Elm Fork in Heritage, Fort Worth, Texas

Hillwood Development, the planners for Heritage in North Fort Worth, are announcing a new phase of residential homes due to high demand! The land was initially intended for commercial development. Elm Fork in Heritage will offer 104 lots (50 feet wide) starting in the mid $200’s. Homes will be built by well known builders David Weekley Homes and Highland Homes. The builders are expected to break ground in early 2012, and they’ll be focusing on smaller plans with quality finish outs.

Buyers will get the benefits of Heritage amenities, including 7 pools, 3 playgrounds, a sports court, clubhouse, parks, walking trails, and so much more! Children attend acclaimed Keller Independent School District. Elm Fork in Heritage is very close to the newly built Alliance Town Center (also developed by Hillwood), as well as Walmart Supercenter off North Beach Street.

North Fort Worth Home Sales - October 2011

Despite what you might hear on the news, the real estate market here in North Fort Worth is certainly not all "doom and gloom!" Comparing sales from October 2010 to October 2011, we've seen an INCREASE in the average sales price, sale to list price ratio, and a shortened amount of time on the market.

In October 2010, 108 homes sold in North Fort Worth. They averaged $153K and sold for 96% of the list price, averaging 95 days on the market. In October 2011, 106 homes sold averaging $164K, selling for 97% of the list price within 77 days! This shows signs of improvement in the market.

As a seller, these are certainly more challenging times than a few years ago. However, if you take the right steps by presenting your home in top condition and pricing it realistically for the market, there is a good chance that you will be successful.

Since the market is constantly changing, it’s very important that you select an experienced real estate agent to guide you through the process. Building a home in Dallas / Fort Worth

Building a home in Dallas / Fort Worth is an exciting process but can also be overwhelming and stressful. Having the right team of professionals – from realtor to builder to mortgage lender – is what can make all the difference. Having been in the real estate business for 10 years now, I have relationships with many home builders throughout Dallas / Fort Worth. This includes true custom builders who can design anything your heart desires!

When considering building a custom home, the first step is getting pre-approved for a loan. There are two types of financing available – traditional construction loans or something called a “one time close.” With a construction loan, you would have multiple closings, including the lot purchase, at the start of construction of the home, and when the home is complete. A “one time close” helps to simplify the process and reduce the number of closings down to one – hence the name!

Once you’ve been pre-approved for a loan, the next step is to work with your realtor to find a piece of land for sale and start interviewing builders and getting price estimates. There are many land options available, from small city lots to multiple acres. When you find a lot you’re interested in, this would be a good time for you to ask a builder for their input so you can be informed of any special challenges with that particular piece of land.

After taking steps to purchase the land, this would be the time to commit to a builder and a final budget for your home. There are many builders that I have relationships with that can build homes as small as 1,000 square feet to well over 10,000 square feet! Homes can be finished to your specifications, such as floor coverings, cabinets, fixtures, woodwork, etc.

Can an alarm company remotely access your system?

Is it possible that an alarm company who previously monitored the system (but doesn't currently) still have some sort of remote access to it? Please let me know. I'm starting to get a little suspicious!
