BrokerIPTV : Today we are talking with Deputy Editor of 5280 magazine, Cara McDonald and thanks for being with us. I want to talk about marketing in general when it comes to real estate and obviously there is lot of people putting a lot of time energy and money in internet. Is print competing, having a difficult time competing with Internet products?

Cara McDonald: A lot of print is. Something they were seeing in magazine, especially regional magazines however is that, it is having the opposite effect. The Internet is really competing with more of the daily and the news print in the weekly. Magazine lifestyle regional magazines, I have actually seen a broom, it is the golden age for them because they are reaching a very desirable target audience.

BrokerIPTV : Some people are saying that it is critical to have your home obviously on Internet, because so many home buyers and sellers are starting their buying process or their selling process on the Internet, agree/disagreed?

Cara McDonald: Agreed, I agree. I think if you are looking for that massive "where do I start and I want to see a sense of broadly what is out there," that is true. For charging particular properties, if you have something there is a little more notch or particular especially, if your business is more notch and you know there is readership out there for it. You are going to, what we find with our magazine is the purposes is narrowing down choices for people.

BrokerIPTV : You said in the lot of meetings and those are discussion groups and focus groups and what do ever we are going to do next and what is going to be the next big thing and of course, realtors want know, what is going to be my next avenue for advertising?

Cara McDonald: Well, as the web has come into proponents, we have panicked in the publishing industry. Across the board people said, "So, now we have turn to the web." We haven't see that panic exactly in the last seven or eight years and we have really maintain a steady attention to the print, because it has the different impact, different longevity, a different reach than the online, but we are certainly not ignoring online. It is an important in the developing part of our business and our leads and it is definitely something to recommend.

BrokerIPTV : I mean, I just everything I go to everything I see, everything is turning to video and it is video on your phone and it is video over here and video on your iPod, it is video everywhere, I mean it is like all consuming now?

Cara McDonald: Yeah, but let me make a point about that. I mean I am technologically mediocre, I tend to get a little bit over held with certain thing like that with the YouTube, with the 3 phones in the 3 different email accounts. I think one of the reason why certain kind of magazine have been successfully recently is that they not that. They do act as a filter and there an experienced that their readers are able to focus on, we know that people sit with magazines in general and do spend time. So, they are processing that information, they are not just clicking through it and it vaporizes off and disappears, they will come back and refer.

BrokerIPTV : This the discussion, we have in the office everything and every ones in a while and it is biggest mistakes that realtors are making in their advertising and this can go to print, because the debate is well, how creative is the ad versus how many people are we reaching, is it reach or is it creativity?

Cara McDonald: I think that depends a little bit on their property. I think really savvy readers can smell, cheesy creativity or rederick, but I do think what they are really like is when ad speaks to them, esthetically and when it speaks to them intelligently.

BrokerIPTV : Real estate forecast for 2008?

Cara McDonald: Quiet. I think it is going to be quiet until the spring. I think we need, somebody who is going to be potentially in the market, myself, I am really waiting for some of these mortgage rate adjustment things to settle people down. They get thought the holidays and see how that goes. I think cautious, I mean just having seeing some other reports, we are down 3% on the metro area, but I am the central Denver area and optimistic about that, because what I know about where I live is people want a be there and it is a community that continues to grow.

BrokerIPTV : Today we are talking with Tammy Door, President, CEO of Downtown Denver Partnership, thanks welcome.

Tamara Door: Thank you.

BrokerIPTV : Good to have you here, tell me what the Downtown Denver partnership is?

Tamara Door: The Downtown Denver partnership is been around for 55 years and primarily, we focus on any aspect, that impacts downtown to make it a more vital and vibrant place, that includes, housing, economic development or urban planning.

BrokerIPTV : How do they get started? You said it is 55 years old?

Tamara Door: 55 years ago, a group of business leaders came together and really looked around in a lot of things they wanted to see done in Downtown and they really came around together around one coordination, how do we grow Downtown Denver. How do we retain the great things about it and how do we make a leap forward in the next couple of decades, to be the greatest Downtown in the rocky Mount West.

BrokerIPTV : Talk about some of the areas that have really changed in Downtown on your watch the time you have been around and become popular things like that?

Tamara Door: Well, the most dramatic changes have really come in the area of residential development and it seems as though now every time we turn a corner or look at a different block, we are seeing some from a residential development, whether it's redeveloping old properties or building new ones and we expect that trend to grow tremendously. I think what you are saying too is that they are the mosaic of neighborhoods is being created downtown. This residential development is really driving you.

BrokerIPTV : I know some agents who work downtown, live downtown and there we see the same thing. It's just not enough inventory downtown. Is that true?

Tamara Door: Well I think that it just depends, the demand is definitely high. I think what's really important as we continue to ensure that there is a diverse array of housing options available. So that we can meet the needs of families, singles, couples, younger people, older people.

BrokerIPTV : All right, tell me about the hot area that I want to be looking at if I am a consumer watching this right now at Downtown?

Tamara Door: I think it really depends on who you are, what's most important is that, you find the place that really meets your life style. If a fabulous website called livedowntowndenver.com and if you go to it breaks out all the different neighborhoods in Downtown. It depicts their character in it and shows all of the various housing options available in that area.

BrokerIPTV : Today we are talking with William Roberts, President elected Denver Board of Realtors, welcome, glad you are here.

William Robert: Glad to be here.

BrokerIPTV : Talk about issues, water shed issues, hot button issues, what is on the mind at the Denver Board in 2008.

William Robert: Sure, there is four primary issues on the mind right now, not just Denver Board of Realtors, but also the Colorado Association Realtors. One of those issues being the tenant-land lord issues, you want to make sure that, tenants should be interviewed fairly and the same time protecting land lords, another issue is 1031 exchanges, couple of years ago, there is 1031 funds that were pretty much embezzled away from the appropriate clients. So we want to make sure that there is a possible like regulation in there for some of those 1031 exchange companies.

BrokerIPTV : Want to talk about the board itself an organization's local organizations, what do you think is the future of Local Board Organizations?

William Roberts: Well it looks like people talking about consolidations. It is really more of economies scale and power in numbers, so I think that is one dynamic that we may see of the next few years.

BrokerIPTV : Strategies for the Denver Board in 2008, what are they?

William Roberts: Well one of our visions is mixture that we were providing the best resources possible for members and so our strategies are the very consistent with the past , website, making sure that we were broadcasting for example webinars been able to provide more links directly to our members, course educations always fundamental for us and government affairs making sure that were are watching the zoning issues and protecting our members and their clients.

BrokerIPTV : You have a long history of been a participant in various boards and committees and so forth are you sure you know what you are getting in to President elect?

William Roberts: I am looking forward to it, it is going to quite time commitment, it's already quite a time commitment now, I am sure you can imagine, so I am looking forward to it, I think it is going to be a lot of fun and service our firm is already a leading service.

BrokerIPTV :Today we are talking with Peter Blank and Craig Mayer from Fuller Towne and Country Properties and the Mile Hi Modern Team guys. Thanks for being with us.

Craig Mayer : You are welcome.

BrokerIPTV :What is Mile Hi Modern Team, how did that get started give me the info?

Peter Blank : We started Mile Hi Modern with the focus on contemporary modern a Mid-Century Architecture. We felt that in the industry there was no real focus on that. Both, Craig and I coming from the very strong architectural background that is our passion, we really wanted to take that to a new level in the real estate world.

BrokerIPTV :How is that been working out?

Craig Mayer : Excellent has been very good notch for us. We started this in 2004 business has been phenomenal.

BrokerIPTV :Are is there a lot of contemporary architecture in Denver? Is this a good city for that?

Craig Mayer : Well what you...

Peter Blank : Contrary to what you might think. Denver does have an amazing variety and the significant number of Contemporary and Modern Style Homes. We have estimated it is probably less than 2% of the overall housings stock, but that is a significant number of houses, if we can create that is our dominant notch.

BrokerIPTV :What defines Contemporary Architecture?

Craig Mayer : Contemporary Architecture is really - and there is a different between Modern and Contemporary. Modern really by definitions started in the 30s and 40s within of our great architects and it really, meant clean lines, very horizontal, broad, lots of glass, relation between indoor and outdoor space. Contemporary Architectures really architecture of the day, that has to do with more style and fashion. So, a contemporary house in the 80s is not necessarily modern. It was Contemporary 80s, Contemporary for day. So, there is the differentiation all though a lot of it does kind of translate well to each other.

BrokerIPTV :Where do you guys want to be then in that definition?

Craig Mayer : We are in both and so - we are both and also lots of Mid-Century, we focus on and we also concentrate on new construction today. As new the builders and new processing have been Green Technologies that are coming in, that are very modern and thought process very modern in the way building practices are done today.

Peter Blank : I just would like to add on that. I think Mid-Century Modern is an incorporate to many things that are very contemporary in what home buyers are looking forward today. There were open floor plans, lots of glass, indoor, outdoor, so to living those are almost timeless attributes that buyers are looking for.

BrokerIPTV :I got a 70s brady bunch style. I mean if I don't fall into your category can I still hire you guys?

Craig Mayer : Well sure actually a lot of our sellers like the way we do business. In the way we talk about their properties. So it may not fall under the Mile Hi Modern Model per say, but definitely false into our normal real estate which is Fuller Towne and Country Properties.

BrokerIPTV : We are talking Peter Blank and Craig Mayer from Fuller Towne and Country Properties. The Mile Hi Modern team guys, one of the reasons why we wanted to talk to you was you guys do real estate a little bit different and its not just a modern and contemporary angle, but I am talking about things like you must be at all of your showings on every property, you don't use Brochure Boxes. You funnel everything back to the website. Give me some philosophy behind it?

Craig Mayer : We are given away our secrets.

Peter Blank : Well, modern architecture doesn't appeal to everybody and so we think our marketing strategies have to be a little unique as well, we found that our buyers tend to be more creative, they attend to be artistic and maybe a little more technologically profession, than a average buyer. So, we direct a lot of our marketing efforts instead of on to brochure boxes and flyers, we drive that to the website. We have a website that we developed milehimodern.com. Features all of our listings, puts a lot of contact there. For showings, we do often insist on being present for our showings. We do that for variety of reasons. I think your average realtor who is going to showing our architectural unique house, probably knows nothing about the style of the house, about the history or the hidden potential in the home. So, we are there to provide additional information, answer to question and really set the stage for an architectural unique home and we found buyers and their agents have been very receptive to that kind of information.

BrokerIPTV : Now I like the fact that you guys are really focused in today's modern technology is of pushing everything to the website, how is that worked out for you?

Craig Mayer : It is critical for our business, the website we can put more information on our website that we can ever convey in a brochure. We also the important thing often times if this as a particular house is not worth for a buyer, they will seeing something else that's comparable or uniquely different on our website, that might capture their interest. So, it is the benefit of our sellers also, because we have everybody's listings on there.

BrokerIPTV : Finally advice one from each of you to agents for 08?

Peter Blank : For 08? Well, my biggest advice is finding edge. Find something that you can really carve out and customize, traditionally people use to form a neighborhood has there nitch, these days with the internet and technology I think you can create an affinity group for whatever it is you are interested in.

Craig Mayer : I would agree with that, I think that the most challenging part of being a real estate agent is the shock in approach. In this market it is very difficult and I think with the internet and most people really starting before to even have an agent. If you can focus in whether it is a group of social group, something that makes sense that you can relate to, it is much easier to build that business.
