2008 SALES LADYS ISLAND SC SHOWS DECLINE FROM 2007

Looking at stats on Beaufort County MLS for 2008 sales on Ladys Island including both homes and condos it shows 169 homes sold with a median days on the market of 168 and the median sales price of $231,500. These homes showed list price range of $114,900 to $1,499,000.

Similar stats for 2007 showed 234 sold properties with median days on market of 140 and median sales price of $250,400. These properties listed for a range of $65,000 to $1,800,000.

It is interesting to note here that sales appear to be picking up for 2009 indicating that perhaps the bottom has been reached. Investors and home buyers will find a selection of homes available that are

clean, fresh and ready for their new owners.

Beaufort is home to the Marine Corps Air Station, Parris Island Recruit Depot, and the Naval Hospital of

Beaufort. Incoming military may search for homes throughout the area including properties for rent
(just put in price range of 500-2500) and rental properties will be selected.

To be named #1 Small Town is quite an honor but not surprising to those of us who call Beaufort SC home.

We love our small town with its moss draped trees, historic homes, abundant waterways, pristine marshes and estuaries that provide habitat to a wide array of marine life, as well as mild winter temperatures such as today at 68 degrees. Those who love to fish, boat and golf can enjoy those activities most of the year.

Hunting Island State Park offers a great beach with picnic facilities and an historic lighthouse which you can climb.

Our community is made up of young families raising their children as well as transplanted retirees who come for our milder climate, golf and boating. Volunteerism in our community organizations benefit's the community by utilizing the experience of those who have worked in many diverse fields.

Real estate in Beaufort SC is reasonable and available to meet the needs of a wide population.

We are also home to a Marine Air Base and the better known Marine training facility Parris Island. The film industry has discovered our shores and decided they were excellent for many movies. It is especially exciting when they are filming in town and locals can audition as extras.

A walk down Bay Street will find restaurants, shopping, bars and art galleries galore as we have a large artist population. Come for a visit but watch out, you may decide to stay for life! If so, we will welcome you and help you grow to love our town.

3rd & 4th Quarter Stats for 2 Beaufort SC prime, median priced neighborhoods

Royal Pines which boasts 2 golf courses, clubhouse, community pool & tennis courts first started building at the beginning of the 70’s however, didn’t really grow until the late 80’s & 90’s. Sales for Royal Pines Beaufort SC have slowed as we approach the end of the year. 3rd quarter showed 7 closed sales in the Beaufort MLS with an average sold price of $263,785. So far in the 4th quarter of 2008 we find 3 closed sales in Beaufort MLS with an average sales price of $261,333. Hopefully after the election and the holidays, we will see sales begin to pick up and then our 38 current homes on the market will be absorbed. At the rate of sales 3rd quarter, it will take 16.5 months for the current inventory to be sold. Telfair is a relatively new neighborhood on Lady’s Island in Beaufort SC with quiet cul de sacs, & abundant ponds for wildlife such as deer, Canadian geese, ducks, raccoons, opossum, and who knows what else. Its close proximity to Coosa Elementary, one of Beaufort’s finest and most desirable elementary schools, makes it a favorite for young families. Most homes have attached 2 car garages and good size yards. 3rd quarter 2008 sales show 5 closed sales with an average sales price of $213,700. So far in the 4th quarter of 2008 there is only 1 closed sale showing in MLS at $184,500. So, as we have seen in all neighborhoods across the board, sales in this 4th quarter have really stalled. Hopefully with the election behind us and after the holidays, we will see the housing market pick back up and things begin to move. Based on the 3rd quarter sales, we only have a 9-10 month supply of homes in this highly desirable neighborhood, so it will bounce back quicker than some once things begin to move.

Where to Retire magazine, a publication aimed at helping people with retirement decisions, named Beaufort SC one of its top eight "cost-cutting, low-tax towns" in America in a recent issue. Where to Retire editor, Mary Lu Abbott, wrote that Beaufort has "ample access to water for boating, crabbing and other activities, as well as a strong art scene and volunteering opportunities."
