I am a pet owner myself and I try to be tolerant and acceptant of other's pets as well. I have tenants and some of them have pets. I know a lot of landlords do not accept pets and it sounds tough but a lot of times the units get destroyed due to pets.
Unfortunately, my experience has been that the owner of the pet (the tenant) is the one responsible for it. The pet can't help the fact that you didn't not walk them outside to do their business and now they have to go and it ends up on the carpet. And these are the same people that will destroy your property even if they didn't have pets. So, try not to punish the pet. Instead screen your tenants better with proper credit check, employment and references checked.
I knew about the red light on cars, but not the *77. A friend of mine send me an e-mail the other night. It read:
It was about 1:00 p.m. in the afternoon, and Lauren was driving to visit a friend. An UNMARKED police car pulled up behind her and put his lights on. Lauren's parents had always told her never to pull over for an unmarked car on the side of the road, but rather to wait until they get to a gas station, etc.
Lauren had actually listened to her parents advice, and promptly called *77 on her cell phone to tell the police dispatcher that she would not pull over right away. She proceeded to tell the dispatcher that there was an unmarked police car with a flashing red light on his rooftop behind her. The dispatcher checked to see if there were police cars where she was and there weren't, and he told her to keep driving, remain calm and that he had back up already on the way.
Ten minutes later 4 cop cars surrounded her and the unmarked car behind her. One policeman went to her side and the others surrounded the car behind. They pulled the guy f rom the car and tackled him to the ground. The man was a convicted rapist and wanted for other crimes.
I never knew about the *77 Cell Phone Feature, but especially for a woman alone in a car, (and we realtors are on the road a lot) you should not pull over for an unmarked car. Apparently police have to respect your right to keep going to a safe place.
Speaking to a service representative at Bell Mobility confirmed that *77 was a direct link to State trooper info. Let your friends and loved ones know about this important feature; it may save a life. And remember, this applies to ALL 50 states.
Everywhere I turn people talk about the housing market and how bad this and that is, and also what a great oportunity it is for investors. True? Maybe!
The kind of investors that purchase foreclosures or short sales with CASH, are doing well! But what about the investors that need or want to use borrowed money? The interest rates for investor loans are up; the loan to value ratio has changed for investor loans requiring bigger downpayments;stated loans are a thing of the past even with great credit... you get the picture. There are lots of deals to be made, lots of bargain properties, banks need the investors to take the REOs off their hands, yet the banks are not doing anything to help investors close some of these deals.
So, even with all the possibilities out there, investors are not able to pick up as many deals as they would like! It is a shame because the purchase of these properties also creates job opportunities. Most of these houses have to be cleaned, painted, carpeted... and so on, providing employment for many small local contractors.
Last night I came home with the kids as I do every evening... carrying my bags, kids backpacks and what have you. As we turned on the lights one of my girls pointed at the blinking light on the answering machine and said: "Mommy, there is a message on the machine".
I navigated my way to the answering machine and here is the message:
"We have information about the return of your Soldier. Please, call .... to get the flight information... "
I didn't hear the rest of the message as the kids started jumping up and down screaming to the top of their lungs "Daddy's coming home! Daddy's coming home!"
For those of you that never had to part with your loved one for months and years, you don't know what that means, but for those of you that come from military families and been through this... you know the feeling... YOUR SOLDIER is coming HOME! - The best words I've heard in the last 15 months!
Tomorrow night I'll be staring at the night sky, counting minutes till the flight carrying my husband lands on Ft. Campbell's airfield. And there will be hundreds of mothers, fathers, wives, children, and friends doing the same, looking forward to their loved one's return! May God bless all our men and women in uniform and their families!

What's a part time realtor? Can you really be a REALTOR devoting only part of your time? I work around the clock on the business (not necessarily in the office) and I still think there is not enough. There are lots of laws, rules, and regulations to learn... prospecting to do, keeping up with existing clients, marketing, technology, human interaction... lots to do and lots to learn! How can you do all that only "part time"? Do you do justice to your clients if you're only available a couple of hours per day?
Yesterday I took a couple of clients out to look at houses. I had already called the appointment desk and scheduled the appointments so we were all set to view our selections. However, we were unable to view one of the homes, one that was at the top of our list. When we arrived, we found a non-standard lockbox that was impossible to open. Called the listing office, the listing agent, the appointment desk - nobody was able to help. The listing agent did not return the call until 4 hours later. She appologized for not responding earlier, but she "just got her lunch break" ...
My clients were very interested in that house, but after struggling with the lock and unable to get help in over 30 minutes they gave up on it. They ended up putting an offer on another house. So, the buyers got a house, but what about the seller of the house that didn't get viewed? Was that fair to them? If their realtor invested on a real lockbox and was available to help show the place, it might have been their house that got sold!
I don't know about you, but I think if you're serious about this job, or any job, you really need to put some time and effort into it! Part time just doesn't cut it!
