It has been a long year for lots of our military and their families and it is finally coming to an end. Many soldiers returned to Fort Campbell in the last week and many more continue to fly in every day. A lot of spouses had moved out of town to be with their extended families and they're returning to Clarksville and Ft. Campbell to reunite with their spouses returning from deployment. You can feel it in the streets, lots more traffic, lots more people, lots more excitement.
We are happy to have our Guys back home! The local economy has picked up and the local housing market surely is feeling the speed increase. I took my girls to a birthday party today and it was wonderful: someone's father had returned a week ago, another one's spouse got back last night, another one is due to fly in today... Wow! and to make it even better, my husband is coming home in a week too!

Insure the vents on the outside of your house are all covered during the winter. Cut pieces of plywood or cardboard and place over open areas if necessary. Some newer homes have louvers which can be opened or closed.
2. Open cabinets doors under the sink in the kitchen and bathrooms to allow warm air to circulate to the pipes.
3. If you should leave on vacation or holiday, do not have your utilities disconnected or turned off. Leafe your thermostat set at least 55 degrees.
4. If you are scheduled to vacate the property during winter months, it is the tenant's responsibility to notify the rental office at least 24 hours before they are shut off.
5. Watch or listen to television weather forecasts. They will tell you when the temperatures are supposed to drop below freezing. Let your water fucets run at a small stream. The extra cost on your water bill is far less than the cost, time and inconvenience of replacing pipes that have burst.
6. If you have exposed pipes, wrap them or get heat tapes that you plug into an electric outlet.
7. If you are living in a house that has central heating and air, please clean and replace your filter often.This will insure maximum efficiency and help keep you warm.
8. Keep furniture and drapes away from wall or portable heating units.
9. Do not leave water hoses connected to faucets, especially in the winter, it will freeze the pipe.
Lets face it, change is scary! We like our systems, we try to set them up "just right" and follow them off a cliff. OK, nothing wrong with having certain systems in place to keep track of things, follow up on clients, remember what needs done and when, but on the other hand if all of us follow exactly the same systems, what sets us apart?
I thing some things are better done outside of the systems. A little hand-written note, a personalized birthday card, actually listening to the client and taking little notes to remember what is important to them as you work together... offering connections and guidance to other related businesses like appraisals, inspections, re-financing, investing...
If you will approach a seller or buyer, what will you be offering to them that will set you apart from 30-40 other agents that are after them as well? Make yourself stand out, be extra-ordinary, go the extra, extra mile to attend to your customer! Underpromise and overdeliver! Get out of the "systems" sometime and deliver "real service".
You get by giving. If you believe that, you must live it as well. I certainly do! It's my phylosophy, it's the main principle of my life! ... and I try to communicate it in everything I do! After all the business we're in is a customer service business - You give, before you receive! If we want our clients to return to us, to refer their friends and relatives to us, to remain loyal to us forever... we must give before getting anything in return.
As great as the technology development has been in automating and making things easier to access, as a side effect it has reduced human contact and interaction. It is great to send out e-mails, mailouts, IM, voice mail... but there is nothing like the face to face contact. So, whenever you can, knock on a door, make a personal phone call, make an appointment. And remember: you only get one chance to make a First impression, so make it a good one! Let them know you're there to serve THEM.

- Listen to your customers
- Always explain and prepare your client for the worst situation. It is easier to pleasantly surprise them than to disapoint them.
- Protect their interests at all times
- Keep in contact and thank them often.
- Keep your clients informed
- Be honest
- Make their #1 goal, your #1 goal
- Never lose touch with them
Consider every day as the first day of the rest of your business and make it a point to focus on your clients, making them feel like the most important people in the world. It will come back to you tenfold!
With the housing market in the tank, we've seen an increase of demand for rental units. At the same time we've seen an increase in the supply of the rental units. Because the sales have been slow, many homeowners have chosen the path of least resistance: Rent their homes. Their reasoning: at least, they will be able to collect some money to cover the mortgage payment, or most of it rather than wait for the sale, collect nothing, continue to make mortgage payments, and watch the price of their most valuable posession go down every week.
However, this increase in the rental units points to another problem in the real estate market - hidden inventory. All these houses will come back in the market at the first sign of market condition improvements. As the market starts to hopefylly creep up slowly, will these hidden units help or hurt the situation? As a lot of them will convert back from rentals to "for sale" they will in a way overflow our market with new inventory. So, is your inventory really what you see currently on the market? Be prepared for a long and slow recovery!
