About 8 months ago I received a call from a friend of mine tipping me on a FSBO that was right around the corner from my own home. I drove by, called and set up an appointment to see the lady of the house. She said her boyfriend was trying to sell it on his own. I gave her a prelisting package, did a walk through of the property and gave her some tips on cleaning and staging to make it presentable and appealing inside and out.
I even went as far as to give her some of the cabinet hardware I had just removed from my kitchen to use in her kitchen and bathroom that was really outdated. I tried to list it but just as we were about to get together to sign the contract, they got a lucky break. An investor made them a cash deal 10K below what they were asking. They asked me if they should take it and I told them if they really wanted out and could live with the net amount, especially since the buyer was ready to close in 5 days, take it!
Several days of work and courting them paid nothing at the moment but I always look at my glass half full, not half empty. I figured since I treated them right, they will refer someone in the future. I sent them a congratulations card on the sale of their home and on the purchase of their new one as well. I put them in my mailing list and kept sending them a card or flyer every couple of weeks.
Last week I received a call from them to list their current house. I was shocked cause I didn't expect them to sell it in such a short time, but due to personal and family issues they had decided to move out of town and sell the house. And who did they call? Me. Why? because I gave without asking anything in return. The boyfriend said "as soon as we decided that we wanted to sell the house, there was no doubt in my mind who we were going to call to list it!" And the new house is 3 times bigger and more expensive than the previous one. Can't beat that! I am a firm believer that if you give whole heartedly, your good deed will return to you tenfold! I got to say, this story made my day!
I got a letter from Chase bank today about my home equity line of credit. They notified me about reducing the line of credit due to "the property value declining". They said that my house was now worth about 30-35K less based on their evaluation and as a result they were lowering our limit.
This was a pretty good size line of credit that I use mainly for business. I purchase distressed properties and rehab them. However those particular properties are either bought at auctions or REOs in poor shape, that don't qualify for financing due to poor condition of the house - so they have to be cash deals. And that is where that line of credit comes in handy. I do this several times a year and employ several people to help with construction and repairs. But I won't be able to do this any longer because of these cuts and that will affect not only me and my family, but also the families of all the other people I employ, since they won't have enough work and money.
I'm curious, how did that 700 + 130 billion bail out plan is helping un-freeze the business credit... ? ... I think we got a long way to go to see the bottom of this pit.
