1st Time Home Buyers - Start Your Engines BUT Have Your Paperwork Ready!

Dear Potential First Time Home Buyer,

Hello, how are you? I am fine. I wanted to pass on this little tip to help ensure that you get the most from your initial loan application process. Here is the KEY....if you provide paperwork early you will save yourself, your Realtor, your lender, your family, your community and the world in general lots of stress and headaches. Do it for your country man!

Here is what you will need to solidify your loan approval and to give your lender the tools they need to find you that perfect loan for that perfect home.

FHA

  1. Current pay stubs with at least a 30 day history
  2. Last 2 years worth of w2's
  3. For self employed individuals or those with rental income on schedule E's only - Last 2 years tax returns and all 1099's, schedules and attachments
  4. Most recent 2 months worth of bank statements (all pages)
  5. Most recent quarterly investment statements such as 401k, IRA, Stocks, Bonds
  6. A Complete Application (This can be done in person, over the phone or over the internet)
  7. Student Loan deferment documentation ~ if applicable
  8. Proof of Child Support or Alimony Income ~ if applicable
  9. Copy of Bankruptcy paperwork ~ if applicable


VA

  1. Current pay stubs with at least a 30 day history or LES for Active Duty Personnel
  2. DD-214 for Veterans or "Statement of Service" for active duty personnel
  3. Certificate of Eligibility (we can order this for you)
  4. Last 2 years worth of W2's
  5. Most recent 2 months worth of bank statements (all pages)
  6. Most recent quarterly investment statements such as 401k, IRA, Stocks, Bonds
  7. A Complete Application (This can be done in person, over the phone or over the internet)

  8. Student Loan deferment documentation ~ if applicable
  9. Proof of Child Support or Alimony Income ~ if applicable
  10. Copy of Bankruptcy paperwork ~ if applicable


SC State Housing Loans

  1. Current pay stubs with at least a 30 day history
  2. Last 2 years worth of W2's
  3. You may be required to provide copies of your last 3 years worth of tax returns depending on which loan program and how much assistance you qualify for
  4. Most recent 2 months worth of bank statements (all pages)
  5. Most recent quarterly investment statements such as 401k, IRA, Stocks, Bonds
  6. A Complete Application
  7. Student Loan deferment documentation ~ if applicable
  8. Proof of Child Support or Alimony Income ~ if applicable
  9. Copy of Bankruptcy paperwork ~ if applicable


Conventional

  1. Current pay stubs with at least a 30 day history
  2. Last 2 years worth of W2's
  3. For self employed individuals or those with rental income on schedule E's only - Last 2 years tax returns and all 1099's, schedules and attachments
  4. Most recent 2 months worth of bank statements (all pages)
  5. Most recent quarterly investment statements such as 401k, IRA, Stocks, Bonds
  6. A Complete Application

You may be saying.."Boy, that sounds like alot of work!"But is it? If it saves you from loosing your earnest money deposit because you disclosed everything upfront....or it helps your lender place you in a great loan program such as South Carolina State Housing with$5,000 Down Payment Assistance. Isn't it worth it? No one likes last minute surprises so do your part and provide paperwork early in the process.

First Time Home Buyers have amazing opportunities today with tax credits and low home prices and truely professional Realtors and Lenders (that's all thats left now) ready to help you but that doesn't mean that we are skimping on the details. The more we know about you the better off you will be.

Oh, and by the way....we love you! Now get out there and buy a house gosh darn it!

Open House At 473 Huger Street in Hampton Terrace, Charleston

I said YES to the privilege of co-hosting an open house with Jennifer LePage in Hampton Terrace at 473 Huger Street today and here are a few things I learned. I learned that the historic city park near the Citadel, "Hampton Park", is just around the corner and boasts thirteen acres of lush gardens, live oaks, reflecting ponds and hiking trails. I'll have to take my camera and check that out sometime.

I learned that Jennifer LePage (the Realtor) has a really cute little doggie...but, try as I might, I couldn't get the little darlin' approved for any type of financing. His "Stated Income" documents just wouldn't fly.

We sat on the front porch and enjoyed the warm breezes...up to 75! About time. Several neighbors came through to admire her amazing antiques and beautiful decor. Maybe they came to get some decorating tips...wouldn't be the first time neighbors have done that when an open house sign pops up next door. A few CitadelCadets strolled by but didn't seem interested in buying a house. Maybe some day.

Three couples with babys stopped by to take a look. Oddly, they didn't seem to be too concerned about their financing options or the state of the economy. Perhaps things aren't as horribly bleak as depicted on CNN. At least...not for our neck of the woods.

I think this is a beautiful house and anyone would be lucky to have this for their home. Oh, and if you happen to need a mortgage...I might be able to help ya out. ;)
