I'm sitting in the most beautiful real estate office in San Juan Capistrano and dare I say south Orange County. I have my red shirt on with my Christmas tie and I'm staring out the window at the Mission San Juan Capistrano. The Mission is all lit up and there's a line around the block getting ready to enter its grounds. On the other side of the building in the community park hundreds of residents have listened to Christmas music and watched the lighting of the 30 foot high Christmas tree. Then from around the corner the police, with lights a flashing, lead a marching band playing holiday music down the main street in front of our office. Adults with festive hats, groups of laughing teens, and children with scarfs and warm jackets follow. A young group of men in tuxedos with classical instruments play Christmas carols in front of Starbucks. People stream down the breezaway and the main sidewalk poking their heads into the office to say hi and grab a handful of miniature candy canes. Then a long candle lit vigil turns the corner and quietly heads toward the Mission.
It's a privilege to be part of San Juan Capistrano's historic downtown. Just another holiday extravaganza... personal, poignant and fun.
I work in a beautiful...and I do mean beautiful, small boutique real estate office in the heart of historic San Juan Capistrano. I look out our windows and stare at the Mission San Juan Capistrano. Right around me are restaurants, stores, movie theaters, the train station, and more. Even a Starbucks...well isn't there a Starbucks just about every where you look?!?
There is something wonderful about working and living somewhere that is walking distance to everything. In most of Orange County, it's not particularly common. But for the homes near my office in San Juan Capistrano, it is a real treat to be so close to this wonderful downtown.
There is a new site for me, though it looks to be around for a few years, that can assist buyers in 'finding a walkable neighborhood'. The site is www.walkscore.com. It will score an address from 1 to 100 on the walkablility to restaurants, grocery stores, entertainment, schools, libraries, etc.
For the real estate industry, "what's around the neighborhood?" is a question we often hear. And this site will assist you in determining what's near and how walkable it is.
My office location rated a 97 on the Walk Score. So what does your home or office rate?

What's a financial hardship? Here are 10 of the most common scenarios. Is one or more of them facing you today? If yes, and you are behind in making your monthly mortgage payments, then you might qualify for a Loan Modification.
Financial Hardship #1 - A Job Loss Has Affected Your Ability to Make Your Payments
Yes, unemployment is high through-out the US. And unemployment insurance certainly is not enough and finding equal employment is difficult. Or maybe you're now under-employed. Either way it's a financial hardship.
Financial Hardship #2 - Reduced Income on the Job
OK, so your company was kind enough not to lay you off, but reduced income or hours and fewer benefits make it difficult to pay the bills.
Financial Hardship #3 - Business Failure
Small businesses often run on a small profit margin and are difficult enough in prosperous times. Today that profit margin may be all the way gone or you've had to close down shop. Today's economic stress can take its toll on small businesses.
Financial Hardship #4- Divorce
It was hard enough paying the mortgage as a married couple. Now the husband and wife divide the assets...and don't forget the lawyers get their share.
Financial Hardship #5 - Medical Bills/Medical Emergencies
Even though planned surgeries or known medical conditions facilitate an expected cost, you often find out insurance isn't quite as comprehensive as you expected. Or an unexpected illness or accident is a quick and costly drain on your savings and/or ability to work and earn money.
Financial Hardship #6 - Death of the Homeowner, Spouse or Family Member
Whether it's an unfortunate surprise or anticipated outcome, there is a physical, mental and financial toll. And maybe there isn't life insurance too.
Financial Hardship #7 - Your Adjustable Rate Mortgage (ARM) Just Increased and There's a Huge Jump in Your Monthly Payment
In 2005 and 2006 lenders offered some pretty inviting short term rates on adjustable mortgages. But time moves on and Adjustable Rate Mortgages are adjusting and increasing. So now your ARM could be costing you an arm and a leg!
Financial Hardship #8 - Incarceration
Yes, homeowners may be sent to jail for a variety of crimes. Even a short stay may affect your ability to pay the mortgage and the ramifications of the crime may last even longer.
Financial Hardship #9 - Damage to Property
There expenses incurred related to uninsured damage or costly repairs to your home affecting its habitability. And it is taking your time, money and resources to get it fixed.
Financial Hardship #10 - Your Combination of Any Conditions or Temporary Setbacks That Have Put You Behind in Your Payments
Not everything in life fits neatly into a category or is a permanent circumstance. That's why you write a Hardship Letter to your lender...to tell your story and to ask for help.
Identifying your financial hardship is the start of the Loan Modification process. These are some of the financial hardships that lenders are considering when determining the appropriateness of a Loan Modification. If you are falling into one or more of these categories, you should look at submitting a Loan Modification application to avoid foreclosure or even bankruptcy.
