Westfield Market Report - December 2007

Active:

There are currently 334 active homes for sale on the Westfield Indiana real estate market with an average asking price of $240,135. These homes are listed for $106 per square foot and have been on the market for 100 days.

Sold:

December 2007 saw 29 Westfield Indiana homes sell with an average price of $194,665. These homes took 84 days to get a contract and sold for $84 per square foot. The same time last year, 38 homes sold for an average selling price of $226,955.

During the past year, 570 homes have sold on the Westfield real estate market with an average selling price of $220,976. This means there is currently a 7.03 months supply of homes on the market and indicates that Westfield is still in a buyer’s market.

With so few homes closing, a few low sales can really skew the numbers and I suspect that is what occurred to cause the 14% decrease in the average selling price. The number of homes sold down 24% is not good, but believable based on other area’s numbers. The rest of Hamilton County has been seeing either small decreases or staying the same as far as average selling price. Westfield has a lot going for it and I suspect this is just an anomaly and the statistics will bounce back.

Noblesville Market Report - December 2007

Active:

There are currently 585 homes for sale on the Noblesville Indiana real estate market with an average asking price of $203,834. These homes are listed for $115 per square foot and have been on the market for 108 days.

Sold:

59 Noblesville homes sold in December 2007 with an average selling price of $166,668. These homes sold for $80 per square foot and were on the market for 84 days before receiving a contract. December 2006 saw 86 Noblesville Indiana homes close with an average selling price of $173,436.

1033 homes have sold in Noblesville over the past 12 months and on average they sold for $171,587. Knowing the number of solds and the number of active homes we are able to see there is a 6.8 months supply of homes on the market currently.

These statistics for Noblesville in December seem to be quite common; number of homes sold down significantly and the average selling price down slightly. The absorption rate of 6.8 also indicates that it is still a buyer’s market.

December 2007 saw 69 homes sell on the Fishers Indiana real estate market with an average selling price of $204,980. The average home in 2007 sold for $89 per square foot and took 87 days to sell. December 2006 had 134 housing units sell for an average of $216,010. In December 2006 the homes that sold took 81 days to sell and received $91 per square foot.

Over the past 12 months 1580 Fishers homes have sold with an average selling price of $203,806. The number of sold and the 635 active properties tell us that there is a 4.82 months supply of homes on the Fishers real estate market.

While I would love to find some positive spin on these numbers for Fishers in December, I simply cannot. The number of homes sold is down a whopping 48% and the average selling price is down 5%. Not good. The only thing that is positive is the absorption rate of only 4.82. This indicates that there is not an abundant oversupply of homes on the market. Hopefully, this is an indicator of positive things for 2008, because 2007 sure didn’t go out with a bang for Fishers real estate.

Carmel Indiana Market Report - December 2007

There are currently 508 homes for sale on the Carmel Indiana real estate market with an average asking price of $301,844. The average home is listed for $124 per square foot and has been on the market for 97 days.

December 2007 had 65 Carmel Indiana homes sell with an average selling price of $302,752. These homes sold for $112 per square foot and took 87 days to receive a contract. Compared to 2006 when 98 homes sold on the Carmel real estate market with an average selling price of $278,752.

Over the last year, 1272 Carmel homes have sold with an average selling price of $283,010. The average days on the market last year was 77 and the average price per square foot was $112. Having 508 homes on the market and 1272 units sold over the past 12 months, we know that the Carmel real estate market has a 4.79 months supply of homes currently on the market.

The absorption rate of 4.79 for the Carmel real estate market indicates that Carmel real estate is quite healthy even in the current market conditions. Although the number of homes sold is down 33%, the average selling price is up almost 9% over last year. The days on market is unchanged over last year and the price per square foot is up; overall these numbers are very good considering the general state of the real estate market.

These homes sold for $64 per square foot and were on the market for 108 days before receiving a contract. December 2006 had 1015 homes sell with an average selling price of $121,445. These homes sold for $74 per square foot and took 87 days to sell.

Over the past 12 months, 13,082 units have sold on the Indianapolis real estate market with an average selling price of $119,383. This means there is an 8.42 months supply homes currently on the market. This indicates the Indianapolis is still in a buyer’s market.

The December numbers are not great news for Indianapolis real estate: the number of homes sold is down almost 30% and the average selling price is down 5% over last year.
