I tell you what, sometimes I just don’t know what to make out of this market. The Fishers and Zionsville reports were terrible this month, Noblesville was mixed and here is the belle of the ball Westfield with an increase in both number of units sold and average sales price. In addition, the absorption rate for Westfield is a very healthy 6.93. Let’s hope this continues.

If we could just pretend that July didn’t exist in the Zionsville housing market, I would be OK with that:) Zionsville has been all over the map this year as far as number of homes sold and average sales price. In large part, these wild shifts come from only having 30 - 50 homes sell each month. In this case it makes sense to look at the YTD numbers which paint a far better picture showing a 1% increase in the average sale price. The number of homes sold in Zionsville is still down on the YTD numbers, but only 21% and not the 31% from July. The thing that concerns me about Zionsville real estate is the absorption rate is high at 11.45.

Noblesville seems to be holding its own in this real estate market. This is two months in a row we have actually seen an increase in the average sales price. This has to be because Noblesville, more than any other Hamilton County location, offers a price point that is approachable for the first time home buyer. The first time home buyer is such a large part of the market right, this has to be playing a role in the Noblesville real estate market trends.

Well, good news and bad news. The bad news is that the number of homes sold and the average sales price is down for July 2009 vs. 2008. The good news is that even though it is down, it is still better than YTD averages. There are also 820 active homes on the market with an average asking price of $541,327. The absorption rate, or number of months supply of homes, is at 9.57. This is a little high for my liking, but still within reason and indicative a relatively balanced market but definitely still tipped towards buyers.

This is pretty predictable with the number of homes being off by 10% over last year, but the average sales price was pretty much unchanged. An unchanged sales price in Indianapolis is a good thing; for the rest of 2009 we have seen anywhere from a 1% to a 12% decrease in average sales price so a “push” is a welcome change. The YTD numbers for number of homes sold is down 14% and the average sales price is down 4%. Let’s hope we continue the trend of average sales prices increasing and get past all of this.
