Well, just when I thought we might be turning this thing around July comes in with some weak numbers. The number of homes sold being off I can live with, but the average sales price dipping down again is maddening. Last month, we saw a little tick up in the average sales price and I was hopeful this was a sign of things turning around. Well, I guess not so fast. The good news is that the absorption rate actually went down to a healthy 5.41. The fundamentals of the Fishers Indiana real estate market are strong; we just need the consumer confidence to catch up and Fishers will be doing fine.

I am almost afraid to say it, but it looks like Fishers actually had a good month in the midst of all this madness that is the “housing crisis”. The number of homes sold was basically the same as it was last year; an amazing feat in this market. In addition, the average sales price was up 3% over last year! More good news…the absorption rate dropped slightly to a very sustainable level of 5.57. I don’t want to get too excited but, let’s hope this continues!

Lakeside Park in Westfield by Drees Homes seems to be one of those communities that continually draws interest and remains a popular choice for home buyers in the Westfield / Carmel area. As you can see, despite a 45% decrease in homes selling Lakeside Park the community still squeaked out an increase in the average sales price. In this market, that is impressive. We see a pretty sharp decrease in the number of homes sold this year verus last year. We are also seeing a relatively big, 7%, decrease in the average sales price for Carmel. One metric that is encouraging is the absorption rate, or number of months supply of homes on the market, is still at a very respectable 7.29. This is pretty good indicator that the market is still quite stable and actually well balanced.

Maybe I am in denial, but I just believe these numbers. I might buy a 30% decrease in the number of homes sold in Fishers, but I cannot buy a 15% decline in the average sales price. I think it was unusually high in 2008 and low in 2009. I guess time will tell, but I don’t believe it. As we get into selling season full swing, the next few months should tell us what is really going on with the Fishers real estate market. If you look at the absorption rate in Fishers it is 5.33 which indicates a very healthy real estate market. I guess we will have to wait a couple of months to see if this levels out.
