Well, it is hard to find too many good things to say about December in Lawrence Township. The number of homes sold was, predictably, down considerably over last year while the average sales price was down by a larger than normal margin. Overall, it was not a great month for Lawrence Township real estate. Lawrence Township is a very hard township to report numbers on because you two distinct areas in Lawrence: Geist homes and southern Lawrence Township. As you can see from my last post, some subdivisions in Geist saw huge increases in sales prices such as Feather Cove and Admirals Bay.

As you can see, the number of homes sold is still pretty far off from last years number with a 19% decrease in the number of homes sold. The average sales price was also down more than normal with a 10% decrease in average sales price from last year. The year end total for average sales price in Zionsville is down 5% over last year. This is great, but it is not terrible in this market. The absorption rate, or number of months supply of homes on the market, is at 7.1 months. This is higher than some areas like Carmel, but still within reason and indicative of a stable market.

I don’t what happened, but Westfield had a stellar month in December with every single number improving. The number of homes sold was up a staggering 18% over last year and the average sales price was also up 5% compared to this time last year. In addition, the days on the market was down 22% taking an average of 19 days less to sell a home this year compared to last. Also, the absorption rate is down to 5.08 which indicates a very healthy real estate market. With only 40 homes selling these numbers could be skewed, but lets hope this is a sign of things to come in the Westfield real estate market.

December saw a vast improvement in the number of homes sold compared to last month’s 36% loss. December saw only a 7% decrease in sales activity since last year. We did however, see a larger than normal decrease in average sales price with the average being 7% lower this year over last. The piece of good news that has me feeling pretty good about the Noblesville real estate market is the absorption rate. It sits at a relatively low 6.42, which means there is a 6.42 months supply of homes currently on the market. This is indicative of a healthy, balanced market.
