No Cash / Credit needed!!!
Use our investor's funds to buy homes from banks then flip them to end buyers.
As a member, we provide you complete training and access to our Private Funds to use for Flipping Short Sale Transactions.
We teach you how to find and contract with a prequalified buyer as well as providing you the Proof of Funds and the Cash to buy the short sale from the Bank.
Here's how it works:
Line up a shortsale purchase (we teach you how to find unlimited numbers of shortsale deals), use our method to line up a buyer, then use our investor's funds to buy the home and flip it to your ready buyer. No credit needed on your part since the buyer's loan at closing pays off our private investor. This is a No Cash / No Credit transaction on your part.
Cost of Funds is 1% plus $300 flat fee all paid from your profits at closing. Buy a home worth $200,000 in a short sale for $100,000 and resale for $150,000. You keep $50,000 minus 1% (1,000+$300 flat fee). You pay for the use of the money from your profits at closing, meaning no cash out of your pocket to use the funds.
Use our program in all 50 states.
You get access to our weekly training webcast that teach you how to become a Short Sale expert in the next few weeks.

With the disappointing trend of corporate downsizing, there is one bright spot. . .you can rollover the funds in your former employer's 401k into a self-directed IRA and do more with it other than the usual stocks and mutual funds. And, this can be done with no early-withdrawal or penalties. A custodian who has a wealth of experience and has a good track record with us in helping people with rollovers is Equity Trust Company.
We have been talking more and more lately with fellow Realtors in our local market and throughout the country about the importance of working with someone with experience working with investors through the process of purchasing real estate in their self-directed IRA.
We'll provide a case study below about how you can purchase a turn-key rental investment in Kansas City with your self-directed IRA and keep it as a long-term rental property.
The property will have approximately 25% in instant equity. Based on it's net operating income, it's set to be paid off in less than 10 years. Your IRA can purchase the property before or after all the repairs have been completed so that it's ready to rent. For this example, let's assume you purchase it when it's ready to rent.
Retail price: $80,000
Your self-directed IRA purchases the property at a discount: $56,000
Instant Equity: $24,000
Gross Rental Income: $8,400
Less 10% Vacancy: $840
Effective Rental Income: $7,560
Less Operating Expenses (taxes, maintenance, insurance, property management): $2,612
Net Operating Income (NOI): $4,948
Cash-on-Cash Return: 9%
How many years will it take in NOI to replinish the initial investment of $56,000? 11 ----- YEAH!!!!!
This is an example of what you can do with real estate in your IRA. Obviously, the numbers can and probably will vary based on market conditions, rent increases, vacancy fluctuations, etc.

During the last few days it has been obvious there are many ways to evaluate how much a single property or package of propertes are worth in today's real estate environment. I recently completed completed the training to attain a Missouri real estate broker license as well as completed the CCIM Introduction to Commercial Real Estate course.
Even though I learned a lot from both of these, I'm not suggesting you go out and do the same. What's important is to connect with people who have the knowledge from courses like these. There is likely someone in your local real estate office to consult with.
Here's a look at a package we are offering for sale, so take a look at this basic analysis and let me know your feedback. This is Kansas City real estate investment package, but it could be applied to any package in California, New York, etc.
To complement the analysis, a real estate investment buyer will want to take a look at as many details and photos as possible. Take a look at our website www.MetroREOSales.com as an example. There are more items we could add to the real estate investment analysis, but I tried to keep it simple with this so it can be applied easily over and over.
Estimated Appraised Value of Package: $709,500
Seller will sell at a Discount of 70% of the Appraised Value: $496,650
Instant Equity at Closing (difference between appraised value and purchase price): $212,850
Annual Gross Rental Income: $83,292 ($6,941/month)
Less Vacancy (assumes 10%): $8,292
Effective Rental Income: $74,963
Less Operating Expenses (includes maintenance reserve, taxes & insurance, property mgt): $24,893
Net Operating Income (NOI): $50,070
Cap Rate (NOI / Purchase Price): 10%
Gross Rent Mutiplier (Purchase Price / Monthly Gross Rental Income): 72

Ok, so you're like me and wish the stock market would have better returns these days. It's tough to understand why so many people keep so much of their retirement money in stocks. There is a better solution that more and more people are moving to as an alternative to the stock market. . .real estate. Looking at the numbers it's a tough case to beat. Take a look at this estimate, which can obviously vary up or down depending on rental income, market conditions, etc.
Step 1) Your IRA purchases a 5-bedroom investment rental home for $61,500
Step 2) A tenant pays rent to your IRA each year: $10,272
Step 3) Your IRA has a net operating income at the end of the year after paying operating taxes, insurance, property management, and accounts for vacancy: $6,296
Step 4) What is your annual return on investment (ROI)? 10.2%
Step 5) Calculate how many years will it take before your IRA is fully re-captured the initial purchase amount? 9.77.
Step 6) Your IRA continues growing $10,272 each year for how long? You decide.
