This Hopkinton bank owned home was not your conventional run of the mill property. The home was being sold "as is" which always makes it more difficult but in addition the home also had some obstacles that many buyers needed to look past including the fact that the front door was about 15 feet from ground level and not a very usable lot.
Looking past these drawbacks there were a lot of great things to talk about. The home featured a dramatic two story family room with palladium style windows, BRAZILIAN CHERRY Floors, Double Trey ceilings and Columns. It was also roughed for a gas fireplace. The great room was the hub of the house and had an incredible balcony overlook from the 2nd floor. This awesome room took advantage of the outstanding views of the Saddle Hill Country Club Golf course!
Adjoining the family room was a beautiful kitchen with Maple Cabinetry, Granite counters, and tile flooring. The kitchen will need to be fitted for appliances allowing the buyer to customize to their tastes.
One of the other unique features of this home was the hard to find 1st floor master suite. There are so few homes constructed in the area that have a 1st floor master. This one was done well with sliders to a deck that overlooks the golf course. The Master bath was magnificent with a fantastic custom shower, separate tub, tile flooring, and double with marble top. In addition the walk-in closet was fit for a king. Rounding out the 1st floor was a study with french doors for privacy.
The 2nd floor included 3 bedrooms. One of the bedroom has it's own private bath and the other 2 share a bath. One of the bedrooms also housed one of two laundry rooms in the home.
The lower level in this home was nearly complete and will add an additional 1900 square feet of living area. There is flooring needed and one room needed a finished ceiling. The basement ceiling height is over 12 feet and gives the area a real sense of spaciousness. The lower level included a large entry foyer, a room set up for a home theater area, a full bath, laundry room, and another room that could be used for just about anything. Given this space was not complete the new owner will really have the chance to add their personal touch.
Other features included a Massive Deck, 4.5 baths, extensive moldings and woodwork, french doors ect. In total there is approximately 5230 square feet with the lower level completed. The is set on 1.38 acres of land. Once the buyer gets this property completely done it should become a great place to live in and and outstanding Hopkinton value! I was fortunate enough to work with both the buyer and the seller in this transaction (Hingham Savings Bank).

The commuting location for this home is excellent as it is only a few miles away from the T stop in bordering Southboro. It is also not that far from Route 9 in Framingham.

In October of 2009 there were 10 homes that closed within the month for Milford Massachusetts. This is an decrease of 12 units, as there were 22 homes that closed in October of 2008.

The Average list price for the homes that closed in Milford for October of 2009 was $232,675
The Average sale price for the homes that closed in Milford for October of 2008 was $249,627
The Average sale price for the homes that closed in Milford for October of 2009 was $224,150
The Average Market time for the homes that closed in Milford in October of 2008 was 181 days.
