In September of 2009 there were 11 homes that closed within the month for Holliston Massachusetts. This is the same amount of units as there were 11 homes that closed in September of 2008.

The Average list price for the homes that closed in Holliston for September of 2008 was $419,227

The Average list price for the homes that closed in Holliston for September of 2009 was $398,763

The Average sale price for the homes that closed in Holliston for September of 2008 was $407,059

The Average sale price for the homes that closed in Holliston for September of 2009 was $384,318

The Average Market time for the homes that closed in Holliston in September of 2008 was 66 days.

The Average Market time for the homes that closed in Holliston September of 2009 was 73 days.

In September of 2009 there were 10 homes that closed within the month for Westboro Massachusetts. This is a decrease of 5 units, as there were 15 homes that closed in September of 2008.

The Average list price for the homes that closed in Westboro for September of 2008 was $585,425

The Average list price for the homes that closed in Westboro for September of 2009 was $509,630

The Average sale price for the homes that closed in Westboro for September of 2008 was $569,466

The Average sale price for the homes that closed in Westboro for September of 2009 was $492,450

The Average Market time for the homes that closed in Westboro in September of 2008 was 122 days.

The Average Market time for the homes that closed in Westboro September of 2009 was 156 days.

This is indictive of sellers becoming more realistic in pricing their homes properly.

These statistics are similar to many of the towns in Metrowest MA. Most of the surrounding towns experienced a decrease in the average list price and sale price for the January to December time frame.

There is some evidence to suggest however, that we may be nearing the Real Estate bottom for Westboro and the surrounding area.

The Village at Highland Park Hopkinton

This Hopkinton condo was certainly a unique opportunity that does not come along too often. This townhouse located at The Village at Highland Park in Hopkinton had a burst pipe in January which caused water damage throughout the unit. The townhome was sold "as is" which is not the norm when selling a property that has had water damage.

This situation created the perfect opportunity for someone to get into an awesome condo neighborhood and also have the chance to customize the home the way they wanted it completed. Almost like buying new construction!

As you can see in the pictures above, the condo will need a new kitchen, 1st floor plaster, trim, paint and floors. The 2nd floor will need some plaster work, flooring & some bath work. There is also a finished lower level with a full bath that will need carpet installation and the removal of mold.

The seller just wanted to move on withe her life and more than likely could have sold for more money. A rough estimate for finishing this condo was around $110,000. For around $260,000 the new owner is going to have a "like new" townhome! That is what I call instant equity.

The unit had a total of 6 rooms, 2 bedrooms, and 3.5 baths. There was 1828 square feet on the 1st two floors and about 300 additional square feet in the lower level. The condo fee is $593 per month. Some of the nice features include a large eat in kitchen, fireplaced family room with doors to private back yard, two very good size bedrooms and a nice master bath.

The Village at Highland Park has 26 units and is located off of Wedgewood Drive. It has easy access to highways and is also only located about a mile and a half away from the T station on the Southboro/Hopkinton line. As of October 2009, most of the condominiums in this neighborhood have a value between the lower 300's - $400,000.

This Milford Massachusetts home located at 8 Janock Circle is located in an excellent neighborhood setting with great access to 495! Some of the appealing features that sold the new buyers on this home included the updated cabinet packed oak kitchen with center island and nice appliance package including a wall oven and cook top. The kitchen flowed right into a fireplaced family room with Pine floors under the carpets.

The living and dining rooms were both filled with natural light. Especially the dining room which was also appointed with a walk-out bay window.

A screened porch off the back off the home extending the living area in the warmer months. The porch overlooked a terrific patio area that had a small fish pond that really added some interest to the property!

In total there are 9 rooms, 4 bedrooms and 2.5 baths. The lot is .35 acres. The taxes are a reasonable 4608 dollars per year for 2009. There have been updates to the heating system and roof which were done in the last 5-6 years.

I am sure the new home owners will be loving this Milford home and neighborhood!

In August of 2009 there were 8 homes that closed within the month for Upton Massachusetts. This is an increase of 1 units, as there was 7 homes that closed in July of 2008.

The Average list price for the homes that closed in August of 2008 was $367,918

The Average list price for the homes that closed in August of 2009 was $434,813

The Average sale price for the homes that closed in August of 2008 was $332,099

The Average sale price for the homes that closed in August of 2009 was $409,250

The Average Market time for the homes that closed in August of 2008 was 205 days.

The Average Market time for the homes that closed in August of 2009 was 92 days.

Obviously this data is for one month and only gives a miniscule picture of the market. Looking at the data below will give you a better handle of the Upton market.

There was 1 home that went under agreement in Upton Massachusetts in the month of August. The average list price of the homes that went under agreement was $574,900. The average market time for these homes was 45 days.

Through August there have been 29 homes that have sold in Upton. At the same time last year 28 homes had sold as well.

Most surrounding communities have a larger number of sales as a comparative figure.

These statistics are similar to many of the towns in Metrowest MA and represent the on going weakness in the market as compared to previous years.
