The Average sale price for the homes that closed in Holliston for August of 2008 was $392,629
The Average sale price for the homes that closed in Holliston for August of 2009 was $414,468
The Average Market time for the homes that closed in Holliston in August of 2008 was 76 days.
The Average Market time for the homes that closed in Holliston August of 2009 was 70 days.

These statistics are similar to many of the towns in Metrowest MA and represent the on going weakness in the market as compared to previous years. It does look like the Holliston market has started to stabilize and we may be getting closer to the Real Estate bottom.

In August of 2009 there were 14 homes that closed within the month for Westboro Massachusetts. This is a decrease of 3 units, as there were 17 homes that closed in August of 2008.
The Average list price for the homes that closed in Westboro for August of 2008 was $469,615
The Average list price for the homes that closed in Westboro for August of 2009 was $547,786
The Average sale price for the homes that closed in Westboro for August of 2008 was $452,551
The Average sale price for the homes that closed in Westboro for August of 2009 was $530,100
The Average Market time for the homes that closed in Westboro in August of 2008 was 46 days.
The Average Market time for the homes that closed in Westboro August of 2009 was 103 days.

This is indictive of sellers becoming more realistic in pricing their homes properly.
These statistics are similar to many of the towns in Metrowest MA. Most of the surrounding towns experienced a decrease in the average list price and sale price for the January to December time frame.
There is some evidence to suggest however, that we may be nearing the Real Estate bottom for Westboro and the surrounding area.

Hopkinton Massachusetts Real Estate Market Report August 2009

In August of 2009 there were 29 homes that closed within the month for Hopkinton Massachusetts. This is an increase of 7 units, as there were 22 homes that closed in August of 2008.
The Average list price for the homes that closed in Hopkinton for August of 2008 was $563,496
The Average list price for the homes that closed in Hopkinton for August of 2009 was $572,775
The Average sale price for the homes that closed in Hopkinton for August of 2008 was $544,439
The Average sale price for the homes that closed in Hopkinton for August of 2009 was $555,020
The Average Market time for the homes that closed in Hopkinton in August of 2008 was 77 days.
The Average Market time for the homes that closed in Hopkinton August of 2009 was 118 days.

What must be stressed, however, is that these home figures still represent a healthy amount of sales. It comes as no surprise that Westboro, Hopkinton, and Holliston have once again been named to Boston Magazines prestigious list of the best public schools in Massachusetts. These Metrowest communities are often commended for the great education they provide their students.
How Boston Magazine determined a schools value: The rankings this year were computed by statistician George Recck, director of the Math Resource Center at Babson College. As in years past, they gathered data on area schools by consulting school officials and websites, as well as the Massachusetts Department of Education.
With this information, Recck calculated mean scores for each data category and then ranked schools based on their distance from the averages. With this traditional performance ranking in hand, he also evaluated performance against tuition, producing a ranking that shows which high schools deliver the most academic bang for the buck.
Westboro came in with a ranking of #16 followed by Holliston with a ranking of #26 and Hopkinton with a ranking of #30. Other local Metrowest Schools that came in under the top 50 Schools include Ashland at #46 and Framingham at #47. In this list you will be able to see pertinent data such as the enrollment figures, student teacher ratio, per pupal spending statistics, graduation rate, as well as the MCAS and SAT scores.
A towns schools system always plays a large part in Real Estate values. The towns with the best school systems almost always have a corresponding price tag associated with them.
In fact two of the most expensive places to live in the state are Weston and Dover. It is no coincidence that these towns are also #1 and #2 on the list for school rankings.
In addition to Boston Magazines latest list, Hopkinton made Newsweeks top 500 schools for 2009. This award included schools throughout the country.

Hopkinton MA Real Estate ~ Just SOLD 3 Pond Street, Hopkinton Massachusetts. Sold at $521,500 on 8/21/09. Sold by Bill Gassett, RE/MAX Executive Realty. The home was on the market for 25 days.










This Hopkinton Massachusett home at 3 Pond Street had some really interesting art/deco flair. One of the things that was immediately noticable about this home was the quality and craftsmanship. The former owner bought the property in a semi-finished state and made substantial upgrades close to $150K. The kitchen was exceptional with custom Cherry cabinetry, Corian counters, and high end stainless appliances.
The whole back of the house was set up perfectly for entertaining with an open family room to kitchen concept. The family room had striking River Stone fireplace that was unusual in design. In addition there was also a screened porch off both the kitchen and family room for an extension of the living space in the warmer months.
The rest of the 1st floor included a formal dining room with crown moldings and wainscoting and a study/office. The entry was two stories and had a beautiful custom oak staircase that the seller had installed. This staircase was split creating a back staircase off of the kitchen. The entire 1st floor had gorgeous hardwood flooring.
The 2nd floor was comprised of an excellent master suite with a nice bath including an exceptional custom crafted shower. The master suite also featured a sitting room and a walk-in closet. The sitting room has the potential to be converted into a 4th bedroom by just adding a wall. The 2nd floor also had two additional bedrooms and a family bath. There are also hardwood floors throughout the 2nd floor as well.
One of my favorite areas of this Hopkinton home was the finished walk-out lower level. This area did not feel like your typical basement as there was plenty of natural light. The level of finish detail was also the same as the upper floors. The lower level had three rooms including a large family room with sliders to a beautiful patio area with hot tub, built-in area for a large television, and a working stove. There is also an office and an exercise area as well as a full bath.
The landscaping on the property is superb with mature planting, brick paver walk ways, a large brick patio area and a rain maker sprinkler system.
In total there are 11 rooms, 3-4 bedrooms, 3.5 baths and approximately 3212 square feet of living space including the lower level. The lot is 1.39 acres. The taxes on the property are a reasonable $6055.00.
This Hopkinton home is located only 1 mile to 495 and the Mass Pike is the 1st exit going north allowing for an excellent commute to Boston.
