Katy Texas Master Planned Community Series: Cinco Ranch: South Lake Village

Cinco Ranch is one of the largest and most successful Master Planned Communities in the United States. It has truly been a marvel of development and implementation.

The first section of Cinco Ranch that was built (the first home in Cinco Ranch was completed in 1990) and still one of the prettiest sections is South Lake Village. The developer of Cinco Ranch built South Lake Village with plenty of amenities including parks, lakes, tennis, fishing, boating, walking trails, and more. South Lake Village also offers a wide variety of home prices ranging from around $200,000 to about $850,000. You can find small one story homes as well as gated sections with large custom homes with up to 6000sqft of living space!

What really separates South Lake Village from some of the other sections in the south Katy area is the beautiful trees. The trees surround the lakes, cover the streets, and let you know this is an established neighborhood for you and your family to enjoy! The school combination for residents of South Lake Village is Williams Elementary, Beck Jr High, and Cinco Ranch High School...it does not get much better then that!

Great New Place to have Lunch near Katy

There is a great new place to have lunch, and it is right near Katy! If you like a rustic feel, and great food, you will like this place, it is called The Essence Cafe, and it is located right inside the entrance to Cross Creek Ranch right off of 1093.

If you have not heard of Cross Creek Ranch, you will soon! It is a new development that is being biult. Once you turn off 1093 and into the entrance, you will find the restaurant, along with the clubhouse, workout room, pool, and play area!

The cafe has tables inside and outside as well. The outside tables are under a covered patio that overlooks a pretty lake, a very peaceful setting. It is set up where you give them your order at the counter, then you choose your table. They bring your meal to you.

The Essence Cafe serves both breakfast and lunch, they have an extensive selection of both. Breakfast items include a variety of omelet choices, breakfast tacos and more. The lunch menu includes a selection of salads, hot and cold sandwiches, burgers, soups. There is even a kids menu, and they also offer a combo choice where you can mix soup, salad, or sandwich. They have a 'CEO" box, which includes your choice of sandwich, chips, drink and cookie! They have a nice selection of bakery items as well.

The food was delicious, all freshly made to order. I would definitely go back again!

New Driver Laws to Update Yourself on Here in Katy and Around Texas

Many new driving laws have been changed and will be enforced starting September 1st. Some of the laws are long overdue (like requiring all occupants of a vehicle to wear seat belts...or forcing anyone who drives through a school zone to get off their mobile phone) others are designed to close loopholes in existing laws or update present requirements (like age for child safety seat use).

Why Does Most of Katy (and Houston for that matter) Have No Zoning?

People from all over the Country...and all over the World move to the Katy area. Many have lived in areas that have heavy zoning requirements. In those areas you will know what sections are set aside for commercial development...what sections can have residential housing...and if a gas station can be built on a vacant corner lot.

Most towns and cities surrounding the City of Houston (including most of Katy) have no zoning. This lack of zoning can be a curse or a blessing depending on how the growth patterns occurred. Some areas have had very poor growth patterns with residential development next door to heavy commercial...fronting a jail!

Thankfully the lack of zoning was a blessing in Katy south of I-10. Because of the unique position of the area (bordering George Bush Park to the east) when Katy first developed it was wide open spaces. As development begin in the mid 1970's large subdivisions and master planned communities began to flourish...and it seemed like every developer wanted a piece of Katy south of I-10. The large developers bought up virtually all the available land and in effect...zoned Katy! Each development seems to run smoothly into the next forming a seamless group of beautiful communities that have zoned everything from homes sizes to the look of commercial buildings. An added benefit of allowing the developers to zone the area is the amazing amount of amenities the individual communities offer. From pool to playgrounds to golf courses to nature preserves...Katy has it all...and you can chalk it up to allowing the developers and homeowners to zone the land properly!

Summer Concert Series in Cinco-get your last taste of Summer!

Why not take a blanket, a picnic basket, and bring the whole family to the Summer Concert at Cinco on Sunday , August 31st, from 6:30-7:30. The featured group will be " Drywater". What a great way to say goodbye to summer before the Labor Day weekend hits!

The concert is on the corner of Cinco Ranch Blvd and Rivergreen Park Lane.

This will conclude the Summer Concert Series this year in Cinco! Hope to see you all there.
