Are you crazy to be buying a house in Solano County California?

So you want to buy a house in Solano County California and people are telling you that you are crazy.

The market is depressed and it will only get worse, right?

Sure, and then it will get better. If you know the exact minute that the market will hit bottom and can predict the exact minute it is going to take off again, then wait!

Otherwise , this is probably a pretty good time to buy.

If you are buying a home that you are going to live in and your job is not secure or you think you might be transferred in the near future , maybe it’s not the right thing for you.

But if you are paying rent here and you are planning on staying and don’t expect to lose your job any time soon, it’s a great idea.

If you are reading this, you probably already are looking.

Let me tell you why I think this is really the best time ever to buy.

I am hopefully talking to those of you who want to live in the home you are buying and/ or investors.

Many people in Solano county are buying foreclosures, fixing them up and “flipping “ them.

If you are looking for a turn-key property that you can move right into or rent out , then there is a good inventory to choose from.

That does not mean that you can look at a home today and sleep on it for a week and then maybe make an offer.

When a good home comes on the market, it does not last long.

The bad ones do not last long either for that matter!

It is mostly geared toward first-time owner occupants, but even and old pro can probably learn, or be reminded of important facts.

Finally, I want to mention that there are some awesome deals out there for people with cash.

You do have to look closely and constantly.

For instance, I just found a duplex that is listed for less than $130,000. There is a $12,000 item that must be fixed, but if you are paying cash, who cares, it just means that you are spending $142,000 for something you can probably rent out for $1800.

Buying a house in Fairfield California , how do you get started?

Not too long ago, a few other real estate professionals and I got together and put on a seminar.

We called it “How to buy a house without going insane. “

It was a very informative event and everyone who attended learned a lot.

The only problem was that not very many people attended.

It occurred to me that I know a lot more about how to help people buy and sell their homes than I know about how to attract people to a seminar.

So I thought I would video tape myself and make a little seminar on the internet that would be simple and easy to understand.

I broke it into 13 steps. The first one is to get qualified.

I get calls on my listings every day and I start out with two questions: “Are you working with a Realtor?” And “Have you been qualified by a lender , or are you working with cash?” Maybe that’s three questions, but you get the point.

Sometimes I will be told “We just want o look first and then we will get qualified.”

Well, if you are serious about buying a home, you will want to talk to a lender now and find out what you need to do to buy.

Sometimes people will tell me they were qualified 2 years ago. I ask them to contact their lender today , because a lot has changed in the past few years and those who were qualified 2 years ago are not necessarily still qualified today.

Many people think that the banks are not loaning any money.

This is not true. If you are a first time home buyer and you have been on the job 2 years and have a good credit score, you may be pleasantly surprised to find out that you qualify for a loan with as little as 1 % out of pocket.

So a $200,000 house could end up costing you $2,000 to get into!

Your mortgage payment, minus the interest deduction and the low down payment could make buying a lot smarter than renting.

I keep hearing that rents are going up. I am pretty sure that is true here in Fairfield , so ask me how to buy a house in Fairfield California!

With a fixed rate loan, your payment won’t go up. Are things really picking up? Am I crazy? I hope everyone had a great Easter and is ready to work hard as all the buyers flood our e-mail in-boxes and voice mails with requests to write up offers. For the first time in a LONGGGGG time, a client of mine asked me about a property and I had to say, "I just wrote an offer on that house for someone else!" Can you believe it? The next thing you know they'll be making new Rocky and Rambo movies! Oh yeah, they already are! JM

Here is a house where the seller will cooperate with the Nehemiah Program. Who has any ideas about where I can advertise? Is Zillow effective at all? I have not done a zero down Nehemiah deal in a long time. Is anyone out there attracting buyers by advertising that their seller will go with the Nehemiah program? It seems like a great way to help buyers who think they need to come up with a lot of money. I also created directions to the property.
