Ravenswood ArtWalk 2011
The Ravenswood ArtWalk 2011 will be celebrating its tenth anniversary here in Chicago’s Ravenswood Neighborhood on October 1st – 2nd, 2011.
The Ravenwood ArtWalk is a display of 250 artists in 50 venues that will feature artists at the Rooftop Music Lounge and Sculpture Garden located at 1807 W. Sunnyside which is the Airstream Building. There will be live performances, DJ’s, wine, and the ability to enjoy the art with a view.
Presentation/Performance Venues: Saturday @ JK Chicago located at 1800 W. Cuyler on the 1st floor and on Sunday @ Architectural Artifacts located at 4325 N. Ravenswood.
Ravenswood ArtWalk Street Fair will be at the corner of Montrose and Sunnyside where there will be music, entertainment, food, drink and activities for young and old.
The Central Gallery this year will be at 4021 N. Ravenwood where you can pick up your event map, ride the free trolley or just walk the entire RAW at your leisure!
The RAW Kids Tent again will have “Kids chalk” will be for kids of all ages and is a great way to express your creativity with your friends and family.
There will be supervised painting for children as well using brushes and latex paint where the projects will be ready to go.
This event is one of the finest that Chicago’s Ravenswood Neighborhood enjoys and I hope to see you there!!

This is a great time for REO investors to pick up a Chicago Single Family Residence or even a Chicago Two Flat from the banks. The latest in REO real estate news is that Fannie, Freddie and the Federal Housing Authority who back the loans for the banks are taking a second glance at investors. It appears that the banks looked at investors as those who were acquiring REO properties and putting a skim coat of money into the buildings and doing a flip flop type of “buy low, sell high” product in the market place.
Rates have been higher for those investors who were acquiring REO properties as the banks felt that their risk was higher with investors versus owner-occupied properties.
What we are seeing here in Chicago is that those who acquire REO Single Family Residences are renting them out at a good rental due to the demand from those who have lost their homes and still desire living in a home versus an apartment.
The caveat to this entire situation is that while the lenders are taking a second look at investors as saviors for acquiring inventory, the buyer/investor still must be cautious when purchasing a Chicago REO or an investor flip-flop.

Understanding "the latest" in Selling Your Chicago Home

Did you know that your Chicago home has to be sold twice now? That’s the latest trend in real estate and it takes an active veteran Chicago Real Estate agent to sell it twice.
Why does your home need to be sold twice? Well, as of September 1, 2011, there are new Federal Guidelines that must be followed in appraising. Those guidelines come with new definitions such as:
· If your home remodeling was done over 15 years ago, you are no longer considered “Updated” but “just Average”.
· The banks want photos of your current kitchen and the date of that kitchen on the photo. Your bathrooms must have dates on when they were updated and remodeled.
We all know about “location”. We all have an understanding that Chicago real estate is about location, location, location. But now we have a new twist to “location”. I just reviewed an appraisal of one of the homes that I sold and there it was “Location: Greenbelt”. See, what you are facing is important too and so the comparable properties would also require a Greenbelt view or an adjustment would have to be made.
Finished basements? If you have drywall on the walls but not the ceiling and carpeting on the floor, you may or may not receive credit from the bank as it wouldn’t be considered “finished”.
Curb appeal? The better your property looks in curb appeal with groomed shrubs, cut grass, and basically well manicured, the better you will be with the new rules for the appraisers to follow.

The shops on Clark Street just gained another jewel in their crown of green, sustainable and locally owned shops and restaurants. Andersonville Chamber of Commerce and Andersonville Development Corporation join residents in welcoming this new business.
