The Deadline for Filing Your Homestead Exemption is March 1, 2012
If you purchased a home prior to January 1, 2012 you qualify for the 2012 Exemption provided that you reside in the residence and you make this your permanent residence. If you have a homestead in another state, you cannot file for the exemption. Commercial usage of property does not qualify for the exemption. The homestead exemption is a constitutional guarantee that reduces the assessed value of residential property up to $25,000 for qualified permanent residences. Simply bring your Florida Drivers License, Warranty Deed and Vehicle registration to your local County Appraisers Office by the close of business on March 1, 2012 to file. Manufactured Homeowners should supply the mobile home registration or title if the mobile home needs to be declaired as real property. Please visit: http://appraiser.pascogov.com for further information.
There are additional exemptions for Widows, Widowers, the Blind and Totally and Permanently Disabled persons. Persons who are at least 10% Disabled in war or by service-connected misfortune is entitled to an additional $5,000 exemption. You will need to provide proof with a certifiacte from the US Government or US Department of Veterans Affairs.
The Homestead Exemption does more than reduce your Homes Taxable Value it "Saves Our Homes". A homesteded property in Florida is exempt from liens outside of Martgage, Tax, Construction or by Government Seizure.

HAPPY HOMESTEADING!!
It is 2012 and Our Local Real Estate Market is Getting ready to Heat Up. Home Sales were up in 2011 from 2010 and the last quarter of 2011 showed a greater increase then in the first quarter of 2011. Homes that were priced properly were on the market for less time than those priced over the current market value.
The Buyers Market continues into 2012. With low interest rates remaining and county and state incentives for buyers to receive down payment assistance The Buyers are Still Ruling the Market. In a Buyers Market everything Rises and Falls on Price.
Homes priced correctly sell faster. The longer a home is on the Sales Market the less money it will sell for. This is why pricing your home properly from the beginning is so important. The value of your property is determined by what a buyer is willing to Pay and a seller is willing to accept in today's market.

Pricing of your Property is NOT Based on : What You Paid, What You Need, What You Want, What Your Neighbor Says or What the Cost to Rebuild Today is. Most Home Sellers recieve offers within the first 4-6 Weeks the home is on the market. If you have had your home for sale longer than 45 days with no offers either you are priced improperly or your home needs improvements. If you are getting people Looking at the home with no offers you need to know why. Your agent should be following up with every appointment to find out why no offers were made.
