Property Taxes Too High?

What a "Hot" button! As a property tax consultant, certified appraiser and real estate agent, I have been helping homeowners and agents reduce property taxes since the 1990's. Since property tax grievance day is around the corner for many municipalities, I thought reaching out and answering your questions, would be a valuable service. Homeowners and agents please ask away and I will answer all your property tax questions.

About the Rye Neck Section of Mamaroneck

The Rye Neck section of the Village of Mamaroneck is actually named after it's School District. Rye Neck is located in the Village of Mamaroneck and the Town of Rye. Property taxes are paid to both municipalities. Municipal services such as police, garbage, building regulations, zoning, etc. are governed by the Village of Mamaroneck. Whereas, the collection of town, county and school taxes is handled by the Town of Rye. Being both part of the Village and the Town gives benefit to those who love the beach! You have residency rights to both the Village of Mamaroneck beach at Harbor Island and Rye/Oakland Beach in Rye City.

Rye Neck High School was voted one of the top 100 high schools nationwide by Newsweek magazaine. There are approximately 1400 students in K-12 giving the district a private school feel. The Rye Neck area is a close-knit family community .

Home prices range from $485,000 to over $2,850,000 for single family homes. The median price is approximately $735,000.

I have a Rye Neck Newsletter that I publish twice a month. If you would like to receive it, please send an e-mail to mgmantis@kw.com
