Wait! Not Fenway Park! Not Yankee Stadium! Take Me To Vintage Baseball At Colt Meadows!

Last summer, my husband and I saw our first Vintage Baseball games and we had a blast. We attended on Boost Hartford Day and saw Billy Barnie's Blue Boys play The Charter Oaks of Hartford according to 1860's rules (no gloves) and the Hartford Senator's play the Springfield Wheelmen according to 1880's rules. We brought our lawn chairs, refreshments, and enjoyed the day at Colt Meadows. Food and refreshments were available at the vintage concession stand - soda pop, hot dogs, and more. Best of all, admission and parking were free! Vintage baseball - local, affordable, and for fans of all ages!

The 2011 season of the Coltsville Vintage Base Ball League will begin on Saturday, April 30th at 10:30am and run through the middle of October, with back-to-back games of 1860s-era baseball that run 9 innings each. All games are FREE, fun, educational and family friendly. Bring your lawn chairs, blanket, picnic lunch and sunscreen for a great time. Check out the downloadable season schedule for dates and teams.

The Alert Fire Hose Company Joins the Coltsville Vintage Baseball LeagueThe Alert Fire Hose Company Vintage Base Ball Team

This season, a fourth team will be added to the Coltsville Vintage Base Ball League. The Alert Fire Hose Company is the historical name of a team that consisted of Hartford firefighters who played other local teams in Bushnell Park in the 1860s. While the modern team may not be all firefighters, its captain is a 25-year veteran of the force.

There are a few open slots on The Charter Oak of Hartford, Billy Barnie's Blue Boys and The Nutmeg BBC. Recruitment is going on now for anyone interested in playing on one of Coltsville teams. A recruitment session will also be held on Saturday, February 26, 2011 from 10am-12pm at the Dutch Point Community Center in Hartford .

Baseball is America's favorite pastime. Roll back the clock and enjoy the game the way it was played in the 19th century. "For it's one, two, three strikes you're out, at the old ball game." I hope to see you at the ball games.

Rocky Hill Single Family Homes Sales Activity 2003-2010

The number of closed sales, and median and average sales prices in Rocky Hill have increased for single family homes in 2010 over 2009 while the average days on market decreased in 2010 versus 2009! As we saw with the Wethersfield single family home market statistics, the First Time Home Buyer Tax Credit incentivized first time home buyers to buy their first homes which then enabled existing home buyers to "move up" and buy larger, more expensive homes at near historic low-interest rates.

Buyers consistently purchased single family homes in Rocky Hill in all prices ranges in 2010 with more sales over $300,000 in 2010 than in 2009! The median and average sales prices for Rocky Hill single family homes sales are close to the high values we saw in 2006 and 2007 despite these difficult economic times.

Rocky Hill Single Family Homes Market Activity as of 12/31/2010

It is not uncommon for the number of new and active listings to decrease during the holidays. As with Rocky Hill condos, the average days on market and the percentage of listings with price reductions increased after June, 2010, the expiration of the First Time Home Buyer Tax Credit (for most buyers). However, the supply time for current inventory (homes on the market) decreased from a high of 12.2 month at the end of April to 6.1 months at the end of December. At first blush a reduction in the supply time may seem in contradiction with an increasing average days on market. However, the supply time as decreased because there are fewer homes on the market, but the homes that are on the market have been, on average, for five+ months.

As with condos, there is a direct correlation between list price and average days on market. Homes priced in the market sell very quickly. Homes priced with room to negotiate take longer to sell. 10 of the 11 homes that closed in December were on the market for less than 60 days before they received a contract, and 6 of the 11 did not have a price reduction and sold within the first 30 days they were on the market. I believe these statistics show the importance of price at time of listing.

Hartford is the BEST market in the nation to invest in homes according to a CNBC report, citing five metrics used by Zillow.com to identify the best investment markets :

  • Price to income ratio is low
  • Areas where buying is a better value than renting
  • Declines in home values are slowing
  • Foreclosure rates are declining
  • Foreclosure re-sales represent a higher percentage of the market

Hartford has something for everyone; first-time home buyers, historic/antique home buyers, move-up or right-size buyers, new construction, and, investors, too!

  • There are 126 single family homes on the market in Hartford. List prices for single family homes range from $49,300 for an 850 sq. ft., 2-bedroom row house to $1,194,876 for a 7,536, 6-bedroom, 5.5 bath mansion in the City's West End.
  • There are 85 condominium units on the market in Hartford with list prices ranging for:
    • Studio units from $54,900 to $59,900
    • 1-bedroom units from $25,000 to $224,900
    • 2-bedroom units from $30,000 to $640,000 (unit on the 25th floor of Bushnell Towers)
