This calculation assumes a 28 percent income tax bracket. If your bracket is higher, your savings will be, too.

Here are some helpful tips for homebuyers to locate their perfect home in the neighborhood of their choice.

The neighborhood you choose can have a big impact on your lifestyle—safety, available amenities, and convenience all play their part.
  • Make a list of the activities—movies, health club, church—you engage in regularly and stores you visit frequently. See how far you would have to travel from each neighborhood you’re considering to engaging in your most common activities.
  • Check out the school district. The Department of Education in your town can probably provide information on test scores, class size, percentage of students who attend college, and special enrichment programs. If you have school-age children, also consider paying a visit to schools in the neighborhoods you’re considering.   • Find out if the neighborhood is safe. Ask the police department for neighborhood crime statistics. Consider not only the number of crimes but also the type—burglaries, armed robberies—and the trend of increasing or decreasing crime. Many have asked where are the July 4th Fireworks in Dallas this year. Well, here ya go!

July 4: Flower Mound's Annual Independence Day Celebration


What: The annual Independence Day Fireworks Extravaganza is an all day free family event at Bakersfield Park. It starts with a parade at 11 a.m. at LISD admin building. Gates open at 7 p.m. with concessions, kid's activities including a bounce house, giant slide, obstacle course, rock wall and face painting. Grand Funk Railroad will play from 8 p.m. to 9:30 p.m. The fireworks show is scheduled to begin at 9:30 p.m.

When: Fireworks Monday July 4, 2011 at 9:30 p.m.

Where: Bakersfield Park, 1201 Duncan Lane, Flower Mound, TX

Don't bring: No glass, alcohol, or tobacco products may be brought to the park.

July 4: City of Bedford 4thFest

What: An Independence Day Celebration with an Circus twist. 4th FEST Big Top Celebration includes a free concert, InflataFUN Zone, a variety of circus family fun FREE activities, festival-style culinary delights and of course, the spectacular fireworks extravaganza.

When: Monday, July 4, 2011 from Noon to 11 p.m.

Where: 2801 Forest Ridge Road, Bedford Boys Ranch Park, Bedford, TX

Parking: There is no on-site parking. Parking and shuttle service for $4 per person will be offered at Pennington Field, 1501 Central Drive. The last shuttle TO the Boys Ranch Park will leave Pennington Field at 9:30 p.m.

Bring: Lawn chairs, blankets, coolers and non-alcoholic beverages.



July 4: Lake Grapevine's 28th July 4th Extravaganza

What: 28th Annual Fireworks Extravaganza. Be prepared to be astonished by the fireworks spectacular, which can be viewed from any lakeside location as well as several other spots throughout Grapevine. Admission is free at most viewing locations. Some parks along Lake Grapevine may charge a minimal admission fee.

When: July 4, 2011 at 9:30 p.m.

Where: Grapevine Lake

July 4: Red, White & Lewisville Fireworks Display

What: Red White & Lewisville Fireworks Display. The spectacular fireworks show will start shortly after dark at approximately 9:30 p.m. The best viewing opportunities will be on the South side of Vista Ridge Mall and along the 121 Bypass.

Parking: Parking is available at LaGrave Field for $5 as well as free on-street parking west of North Main Street.

Don't bring: Alcoholic beverages. Vendors will sell beer. Picnic baskets welcome.


July 4: Arlington Highlands July 4th Celebration

What: Arlington Highlands July 4th Celebration. Bring the whole family for an evening of fun and festivities at the Arlington Highlands July 4th Celebration with live entertainment by Hard Day's Night. Free face painting and Sno-Cones from 7 p.m. - 9 p.m. (First 2,000 Sno-Cones are free. They are $1 afterwards).

When: Monday, July 4, 2011 from 7 p.m. to 10 p.m. Fireworks Extravaganza begins at 9:30 p.m.

What: The Independence Day celebration starts with a patriotic concert on Sunday, July 3. On Monday, July 4, enjoy the morning parade, afternoon concert and evening fireworks. Professional fireworks begin at 9:30 p.m. with the All-American Fourth Fireworks.

Where: Share a blanket and picnic basket on the hillside just above Plano’s largest park, Oak Point Park and Nature Preserve, east of U.S. 75 on Spring Creek Parkway. Parking is available at Plano Centre, Collin College and First United Methodist Church Plano. Listen to the fireworks simulcast music on KLAK 97.5 FM from home or in the park.

July 4: Fort Worth Symphony's "Old Fashioned Family Fireworks Picnic"

What: The Fort Worth Symphony presents Concerts in the Garden with an "Old Fashioned Family Fireworks Picnic." It's an evening filled with patriotic songs, heart-pounding marches, and one of the best fireworks displays in the area.

Quefest 2011 has been moved to Labor Day Weekend but you can take part in The Flags of Freedom: A Project Honoring Our Military Heros. You can order a 3x4 plaque placed on a flag pole in honor of your military loved one. The plaque will include their name, military branch and a personal message from you. The Rowlett Exchange Club will display the Flags of Freedom at local elementary schools and other venues on Patriotic Holidays during the year.

Many potential Dallas, Tx home owners will ask: "What are the costs in selling a home in Dallas, Tx".

There are many fees and extra costs associated with selling a house in Dallas, Tx. The last thing you want going to the closing table is unknown costs popping up at the last minute.

Any decent Realtor will give you a net sheet sometime prior to closing, but I also recommend you become familiar with these costs make sure you aren’t getting the short end of the stick, so ask as many questions as you need to feel good about the transaction

The Costs Of Selling A House

Sales Commission – This is going to be your biggest cost associated with selling a home. Realtor commissions in Dallas are typically 6% of the sales price. Some may think that's too much, however a Realtor does more behind the scenes than you know. There is marketing, networking, continual market analysis......

Hopefully, when you signed your listing agreement with your agent, you worked out a commission agreement you were comfortable with. A good agent will do a net sheet at the listing appointment to show you how much you need to get out of your home to pay for this expense. I always do a net sheet at listing appointments so my sellers know exactly what they are paying. I even have a slide show presentation on my Apple to bring a little flare to the listing process.

Property Taxes – No matter when you sell your home, you will have to pay the property taxes up to the day you transfer title. The title company will pro-rate the taxes, and you will have to pay what you accrued before you sell. If you have already paid your taxes, be sure to let your agent know, and bring some sort of proof to closing so you don’t get double charged. Man holding a bag of taxes

Closing Costs – Many sellers today are paying for buyers’ closing costs in order to get a deal done. If you agreed to a closing cost allowance, be sure to deduct that from the sell of your home. Closing costs usually end up being around two to seven percent of the purchase price on the home.

Transfer Fees – Real estate transfer taxes are state and local taxes that are assessed on real property when ownership of the property is transferred between parties.

Document Fees – There are a lot of documents that need to be printed and dug up when selling a home. Title companies will charge you a doc fee as well as a notary fee for their services. I would recommend calling around to a few title companies to get a competitive price. But better yet, ask your Realtor who they have had the best experience with and use them. Remember, this is their business and they SHOULD know who is the best in this field.
