The face is that we are living in a Buyers Market today, and you want to make the best first impression you can on every Buyer that walks through your front door. So why not put in a little extra effort upfront before you welcome the world into your home.
Take the Time to Dress your Home for Success!
You have probably been hearing a lot about "Home Staging" recently, and with good reason. Staging is simply the art of presenting a neat, clutter free, and inviting home to Buyers so they will leave with a good impression of your home and possibly put it at the top of their wish list.
So how do we leave that lasting impression with Buyers?
Here are a few tried and true tips.
First - Get rid of the clutter, and when you are done, get rid of some more!
Go through each and every room. On your first pass through, get rid of items that you never use. Put them in a big box as you work and donate them to charity. You will have the satisfaction of a more organized home plus give your things to someone who can use them now.
Paper clutter such as magazines and newspapers should be recycled on a regular basis to keep things neat. Other paperwork such as bills should be put into files and organized by date. Generic receipts and paid bills can be shredded after a few years. Keep tax receipts for 7 years after you have filed your returns to avoid any problems with the tax man. Plus, keep receipts for home improvements - like that new water heater - for 7 years after you sell your home. If this seems like a lot of paper, invest in a scanner and keep the receipts electronically.

Second - Clean, Clean and keep Cleaning!
After you are done removing clutter, give your home a good spring cleaning. Do all those cleaning tasks that you save for once a year - the curtains, walls, carpets and top of the refrigerator!
Now I should say, that is the easy part. The hard part is to keep it clean for showings. Sometimes buyers will give you a few days notice, other times its only a few hours and you do not have time to make the place "show ready" before they arrive. Get in the habit early on to keep your home picked up and tidy. Clean the floors often, wipe down mirrors and counters, and put things away in the drawers after you are done using them.

Third - Keep it Natural and Neutral
You don't know who will be walking through your front door. You don't know their taste in furniture, color, or decor'. So your job is to make your home appeal to the greatest amount of buyers.
How do you do that? Pack away personal items - photos, collectibles, and bold items. Replace these with floral arrangements and neutral artwork. Put a neutral slipcover on Grandma's floral sofa and resolve to finally paint over that RED accent wall that you never quite liked.

Finally - Don't forget about Curb Appeal
Now that that inside shows like a Dream, you need to turn your attention to the outside. If Buyers don't like what they see here, they make decide not to come in at all.
Keep the landscape well maintained, fresh mulch, bright flowers and a just mowed lawn are what most buyers want to see. Make sure you keep the walkway clean so that Buyers enjoy their stroll to your freshly painted door. A few bright plants in a flowerpot by the door and you will have the new Buyers excited to see what waits inside!

And, many offer this as a free service when you make an appointment for a Home Evaluation. Get the most out of their advice by scheduling the Evaluation about 2-3 months before you intend to list your home for sale. That will give you enough time to get it ready for Sale.
And just remember when you are hard at work Staging your Home, these simple steps could help you sell 30-50% quicker. So roll up your sleeves and get ready to move into your Dream Home!!
