Its disappointing for any Seller to lose a Buyer, but for a Seller who is facing Foreclosure to lose a Sale because of an agent who didn't do their job is especially heartbreaking.

These days buying and selling a home can get complicated.
With the tougher lending standards, buyers and sellers can face some unpleasant surprises when they are buying or selling a home.
For example, appraisers have become stingy in valuing homes due to the fallout of the mortgage crisis. We all know home values have declined, but you may be shocked by what some bank appraisers value your home at.
Just recently I had a contract for sale on a nice home in Wake Forest. The buyer and seller were delighted with the contract we negotiated. However, a week before the Sale was to close we received the Lender's Appraisal. They had valued the home $20,000 less than the contract price!!
We were all stunned.
Normally, an appraisal that low means the deal is dead. The Buyer walks away and the Seller is disappointed.
But that did not happen in this case because I am a Professional.
I immediately contacted the appraiser and discussed the report with him in detail. I then researched the comparable sales he used to base the value on. I presented him with some better comparable sales that he overlooked and gave him some facts about the home and neighborhood that he was not aware of.
Bottom line - When presented with the facts, he agreed the home should have been valued higher - at least $20,000 higher!!
The sale went through without any problems and both the Buyer and Seller were delighted!
That is what using a Professional Real Estate Agent can do for you.

Are you considering a Short Sale?
If you are a Homeowner who is struggling to make your payments and you owe more than your house is worth, a Short Sale may be an option.
In a Short Sale, the Lender agrees to let you sell your house for less than you owe on your loan. This is a better option in most cases than facing foreclosure. It impacts your credit score less than a foreclosure, making it easier to purchase a home down the road.
But short sales are a lot of work - for your agent that is. So selecting an Agent who has done Short Sales before and is pro-active with the Lender is the Key to Success and your Future.
When you list a home as a Short Sale, the Agent has to compile a lot of documentation for your case and submit it to the Lender. If they do this in advance and keep in close contact with the Lender throughout the process, the sale should proceed quickly and without any surprises.
What if your agent does not do the Hard Work upfront? Make no mistake about it, They have cost YOU a sale.
If your Agent does not do the work upfront, Potential Buyers will walk away if they are told it will take months to get approval from the Lender on the sale.
Don't let an Agent cost you a Sale. Hire a Professional as soon as you consider a Short Sale for your Home.
