If you are working with a hard to please buyer who just never is happy and always finds something less than stellar about all the houses you've shown them. It is time to start talking renovation to them. With a renovation loan, they can close as is with no C/O and fix the property up to the way they would like it. The purchase money and renovation money is combined into 1 loan. It is easier then you think and is a great marketing tool for those distressed properties.
