The Monterey Hills community is located within the city limits of Los Angeles and offers a variety of condominiums, townhomes and one single family development in a planned environment. Most individual communities within Monterey Hills offer a pool, spa and a recreation/meeting room with some complexes boasting saunas, tennis/sports courts and other amenities.
The desirable close-in location offers a relatively easy commute to Downtown Los Angeles, the San Gabriel and San Fernando Valleys and Los Angeles' Westside. Despite this highly convenient location, Monterey Hills remains somewhat of a hidden treasure unknown to many. In 2011 a new grocery store, Fresco Community Market opened in the community of Hermon just down the hill from Monterey Hills on Monterey Road between Via Marisol and Avenue 60 - a greatly appreciated addition to the community.

The first communities in Monterey Hills were constructed in 1979 with Bradley Court the 16 unit single family community constructed in 2000. Other communities range in size from 20 units to 198 units. Condominiums are generally one bedroom to two bedroom/den floor plans and range in square footage from approximately 650 square feet to over 1500 square feet with subterranean parking. Townhomes with private garages have either two or three bedrooms and some have bonus rooms, dens and additional storage.

There were three reported sales in February 2012 in Monterey Hills according to our local multiple listing service. Closed sales ranged in price from $155,000(one bedroom short sale in Eaton Crest) to $295,000(two bedroom, two bath unit at Stanford Terrace). Average sales price was $230,000 and the median was $240,000. In February 2011, there were two sales: a two bedroom, two bath unit in Hudson Terrace which closed at $290,000 and a Muir Terrace two bedroom/den bank owned unit at $238,000.
Currently, there are seven Monterey Hills properties currently available on the market for sale ranging from $189,000(short sale in Temple Terrace) to $385,000(Portola Terrace townhome). 15 properties are in escrow ranging in price from $160,000(Temple Terrace) to $465,000(Bradley Court short sale).

In 2001, a limited edition of nineteen single level condominiums opened in the Pasadena Playhouse District. Reminiscent of Spanish Colonial architecture, Corta Bella boasts exceptional details. There is an arched rotunda entry that leads to an open garden courtyard with fountain and waterscape features plus two elevators. Additionally, you will find accents of tile, wood and wrought iron. Corta Bella also features an exercise room with natural light from a garden skylight.
There are ten different floor plans ranging in size from approximately 1259 to 2229 square feet(per builder notes, tax assessor records show smaller square footage). Interiors of the residences feature architectural entries, crown and base moldings, French doors, patios and balconies.
The vibrant neighborhood is home to the Pasadena Playhouse District with many shopping, dining and entertainment options including the Pasadena Playhouse(State of California theatre), Laemmle Theaters, Boston Court and the Ice House Comedy Store.

There is currently one residence available for sale in Corta Bella with two bedrooms and two baths with approximately 1515 square feet and is offered at $688,000. There have been no sales to date in 2012 according to our local multiple listing service sources.
In 2011, there were three sales ranging in sold prices from $498,000 to $590,000 with an average of $525,000 and a median sold price of $500,000.
There was only one sale in 2010 and it was a two bedroom on the third level which sold for $494,000.

First Impressions Start Before The Front Door
Okay, the new condo listing hits the hotsheet -- it seems perfect -- right size, good photos, competitive price and easy to show -- what could be better?
As soon as I send the email my clients respond and luckily we can all meet within the hour.
The property is vacant -- bank owned -- so easy to see.
So far, so good.
I am familiar with the building and the floor plan and tell my client I have not been able to preview it so we will be discovering it together for the first.
I arrive before them.

This is a building with less than 100 units my area but there are only two active listings in the building and the other listing is a tenant occupied short sale with no lockbox. What's up?
Condominium owners, property management companies, homeowner association officers, -- what message are you sending to prospective new residents in your building? It looks like a distressed or fire sale in your building. Listing agents - remove your lockbox when the listing sales or expires. Make sure you place lockboxes in a discreet yet easy to find location. My clients drove up after I was able to access the lockbox and have the key in my hand to lead them into the lobby but certainly not the best way to make a first impression of the building.

Located on a tree-lined street north of world famous Colorado Boulevard(Rose Parade route each New Year's Day) is Quattro Blú a condominum community constructed in 2004. Built by Pacer Communities, the four story building consists of 53 residential units ranging in size from single level two bedroom, two bath to two level three bedroom, two and one half bath plans. The homes feature many of the desired amenities of the day including spacious kitchens with granite countertops and stainless steel appliances as well as luxurious baths. The Quattro Blú community features two levels of parking plus a secured storage space for each home and a fitness center. The highly desired location in the Pasadena Playhouse District offers easy access to a vast array of shopping, dining and entertainment options with a Gold Line Station an easy stroll away at Lake Avenue.
Year to date 2012, there has been one sale in Quattro Blú -- a three bedroom unit with approximately 1330 square feet which sold for $515,000 in February. A two bedroom, two and one half Quattro Blú home with approximately 1550 square feet has just come back on the market(with many new updates) today at $565,000.
In 2011 there were five reported Quattro Blú sales in our local multiple listing service. These closed transactions ranged in price from $390,000(two bedroom home with approximately 1110 square feet) to $600,000(two sales, each with 1660 square feet). The average sales price for the year in Quattro Blú was $541,000 and the median $570,000.
2010 sales reflected six reported sales. They ranged from $400,000(two bedroom with approximately 1060 square feet) to $565,000(two bedroom with 1550 approximate square feet). The average sales price in 2010 according to our local multiple listing service was $472,667 and the median $460,000.
