Increasingly buyers who still live at the home they want to sell are becoming skeptical of open houses. They wonder if crooks are using open houses to scope out their homes. This brought to mind the question, "Do we need to change open house procedures?"
Perhaps it is time that instead of asking people to sign in, we ask to see their drivers license? Would this be too off putting for prospective buyers or would they appreciate the enhanced security efforts?

Here in Tallahassee we are currently very relaxed on open houses. When you comment, let me know how you feel about this idea and what you are doing to improve security.

I noticed today one of our Bald Eagles flying around the neighborhood and it prompted me to write this. Piney Z is a wonderful neighborhood and and one of the outstanding features is our eagle conservation area. We have nesting eagles in this protected area that backs Eagleview drive.
In the Tallahassee and Leon County area there are great efforts to conserve natural sections of land. Of course we have the city and state parks but land such as that dedicated to eagle habitat in Piney Z helps to keep our pride in nature alive.
If you find yourself in Tallahasse, come on out to Piney Z and see the eagle conservation area. You might even find a home you like in our neighborhood!
One of the regional problems we deal with here in Tallahassee are Wood Destroying Organisms. This includes but is not limited to termites (subterranean and flying) powder post beetles and wood rot.
The Wood Destroying Organism (WDO) report is provided to buyers as kind of a check-up on the propertys health. Used in conjuction with a home inspection,it provides an apt description of the condition of the house.
When buyers come from colder regions they sometimes panic when they hear that there are live termites in a house. Actually, here in North Florida termites are said to be in nearly every five square yards of soil. I do not know this to be a fact, however, they sure seem to be everywhere. But the treatment takes care of them, the damaged wood is repaired and the situation is usually fairly minor.
Wood rot is so common it is a tremendous exception when none is found on a house. Usually around entryways, door frames etc. Wood rot simply requires what is normally a minor repair.
These things can be serious issues and it is important for a Realtor to know which pest control companys are reputable. Joe's Pest Control may be a fly-by-night operation or may be the best firm in your area. Your Realtor should know which is the case.

So, if you are looking at a home in the Southeast, especially Tallahassee, 1) have your home inspected and 2) keep your termite treatment up to date. These pesky critters do not need to become a nightmare in your home ownership experience.
Just arrived home after the thrilling Florida State/North Carolina basketball game. North Carolina won on a buzzer beating shot at the end of the game.
It is fantastic to live in a community with ACC basketball, FSU and Florida A & M sports and a mild climate that still provides a slight change of seasons.
Watching the game with a mortgage consultant friend of mine provided a strong reminder of what it means to live in a community with such a friendly cultural bent. Tallahassee provides such a tremendous amount of diverse neighborhoods and an activity schedule beyond belief!
Something is always going on in Tallahassee. If you have the opportunity, check out our fine community. You may just come to love it as much as my wife and I do!

*You plan to stay in the home for more than five years. If you can stick it out that long before selling, economists say you'll probably ride out any downturn and come out ahead on price.
*Your rent is equivalent to a mortgage payment. If you can afford to buy, it can give you one bonus that renting can't: the mortgage-interest deduction on your taxes.
*You've found the right house in the right area for you. The schools are great. You love the area and know it would be hard to find another house like the one you have your eye on. In a better market, you would most likely have much more competition for it.
