We've taken a few calls from rental property owners about the letters they've received from the city informing them that their property is scheduled for an inspection. I contacted the construction office to determine exactly what the inspections will entail.
The state requires that the city inspect rental properties every few years to determine that the home is safe to rent. The inspections will be done by the building inspector, who will pick up your property key from your rental agent on the day before inspection. The building inspector will be inspecting as many properties as humanly possible prior to the beginning of the rental season.
The questionnaire that owners filled out when applying for their rental mercantile license will be used as the basis for the inspection. If you would like a copy of the questionnaire email me and I will send that to you.
The questions on the form are mostly about safety issues (Do all doors lock, are fire exits unobstructed, are there any exposed wires, are the decks in good shape, etc) and issues relating to tenants (Are the occupancy and number of bathrooms stated correctly, are there enough trash cans with lids for trash and recycles, have you informed tenants that Sea Isle City mandates separate trash and recycling, etc.)
