The 2008 year is quickly coming to and end. This year sure proved to be a roller coaster ride for the housing industry. Below you will find the October 2008 Wiregrass Real Estate Market Activity for the Enterprise Alabama, Fort Rucker & surrounding area. In this edition, I will include a month to month comparison highlighting the housing trends since January 2008. The housing market is rapidly changing, so check back often to stay informed or you can subscribe to the monthly Market Report for the Ft. Rucker, Enterprise and Wiregrass area.

During the month of October there was 132 homes listed (145 last month) in the Wiregrass MLS. The average list price was $169,720 compared to last months $163,654. Single family homes accounted for 109 of those listings, 19 were town houses, 1 Duplex and 3 were manufactured (mobile) homes. The Wiregrass MLS (WBMLS) total Dollar Volume for new listings in the month of October was $22,402,981.

Single family homes average listing price was $180,137 and a median price of $158,400.

During October 2008 - homes in the Enterprise AL and the Wiregrass surrounding area had an average sold price of $141,265 (up from last month’s $123,549) with a median price of $131,175, based on the Wiregrass MLS (Multiple Listing Service). The total Dollar Volume of $10,171,299 reflected homes sold (actually went to closing)during the month of October 2008 in the Wiregrass area compared to September's Dollar Volume of $9,019,100.

October 2008 yielded 72 homes sold, not far off from the 73 homes sold in September. When homes go to closing, ownership changes hands and the new owners are listed on the tax records, which are recorded at the Coffee County Courthouse in Enterprise or the Dale County Courthouse in Ozark.

The Average days on the market (DOM) for the month of October 2008 was 134 days compared to 128 in September of 2008.

Current Conditions as of November 18, 2008:
Active listings: 813 Pending Listings: 89 Subject to leases: 24
Active listings are homes listed on Wiregrass MLSthat are on sale in the Enterprise, Daleville, Ozark, New Brockton, Clayhatchee, Fort Rucker, Elba and surrounding areas. Pending listingsare homes that have a contract or offer that has not been completed and changed possessions. It is possible that homes that are pending in the Wiregrass MLS may come back on to the market for sale. Homes, town houses and mobile homes that are subject to lease are currently being occupied by tenants and are typically marketed to investors. However, a careful review of when the lease is due to end may result in the listing being ready for owner occupancy.
The Absorption rate in the Enterprise / Fort Rucker and the surrounding area is 50 weeks or approximately 12 months of inventory if the current conditions remain unchanged and continue to sell at 17 homes per week.
An absorption rate is the ability of the real estate market to sell off all of the houses that are for sale in Enterprise / Fort Rucker and the surrounding area of Coffee and Dale County.

In the month of September, the total homes for sale that were entered into the Wiregrass Board MLS was 145 homes. 125 of these homes were single family homes for sale and the average list price was $174,645. 17 Town homes were listed for sale in the Enterprise and surrounding area. The average list price for townhomes for sale was $94,900. There was 1 garden home listed for sale and 2 manufactured homes listed for sale.

In the Wiregrass area that was 62 single family homes sold in the month of September and the average selling price was $129,131 taking an average of 133 days. 19 town homes were sold at an average selling price of $99,111 with an average 81 days to sell. One of each, garden and manufactured homes were sold in the Wiregrass MLS.

The Absorption rate in the Enterprise / Fort Rucker and the surrounding Wiregrass area is 47 weeks or approximately 11 months of inventory if the current conditions remain unchanged and continue to sell at 17 homes/units per week. The absorption rate in Auguts 2008 was 52 weeks, averaging 15 homes/unit sold per week.
An absorption rate is the ability of the real estate market to sell off all of the houses that are for sale in Enterprise / Fort Rucker and the surrounding area of Coffee and Dale County also known as the Wiregrass area.
The Definition of Absorption Rate:
Number of weeks it takes to sell the current inventory at the present rate of sales.
WHAT TYPE OF MARKET ARE WE IN?
Normal Market - Between 5 and 6 months of inventory.
Seller's Market - Between 1 and 4 months of inventory.

Picerne Military Housing on Fort Rucker hosted the Fall Festival to residents living on-post. Fall brings crisp cold mornings, blue skies and the changing colors of the leaves on Fort Rucker.
The Fort Rucker Fall Festival was held on Saturday October 18th. Residents living in on-post housing and military families in the surrounding Enterprise, Alabama area arrived at Bowden Terrace Neighborhood office on Division Street around 9 am. The sun was shining in the blue skies and a crisp chilly wind kept the fall festival goers cool.
Larry's BBQ from Daleville & Enterprise provided food for the event. Larry's BBQ signature pulled pork, chicken fingers and baked beans were offered at the fall festival on FT Rucker. FT Rucker MWR sponsored local vendors who were serving cotton candy, funnel cake and sno-cones.
A DJ provided music as the children enjoyed jumping around the carnival inflatables, pumpkin-putt, face painting, scare crow stuffing station, halloween cake walk and munching on some popcorn. FT Rucker MWR also sponsored the hayride. Residents living on post, were able to enter a pumpkin carving contest.
The Fall Festival event on Fort Rucker was a great way to celebrate the new season. Picerne Military Housing did an outstanding jo
b organizing the event. Thank you to all the supporters of the event and the military families who made the Fort Rucker Fall Festival a huge success.

While living in the Fort Rucker / Enterprise Alabama area there are many day trips to take on the weekends. During the FT Rucker Elementary School Fall Break, we took a trip to Destin Florida. The total miles from Fort Rucker was about 105 miles. Heading south on Hwy 27 we drove through Clayhatchee & Geneva Alabama. Passing the Florida state line and headed for the sandy beaches we passed through De Funiak Springs, Rock Hill, Freeport, Santa Rosa Beach and finally the destination of Destin Florida.

Spending the day at Beasley Park in Okaloosa County, we enjoyed the gentle breeze the ocean brought onto shore. The skies were overcast and I was able to get some interesting pictures of the clouds passing us by. The seagulls came in masses as we feed them the extra bread we brought along. After a fun filled day of swimming, jumping the waves and sand castle building we drove down to the board walk. The cost was $1.00 to access the boardwalk. We watched as the sun set in the horizon.

Driving along Hwy 98 we ventured to Fort Walton Beach. We were too late for access into the Temple Mounds Historic Site, but we did stop to take pictures.
Before heading out on a roadtrip I always check out roadside american and try to visit one of the off the wall landmarks. Fort Walton Beach brought our adventures to the Maytag Repairman. The Maytag Repairman statue is located on top of Andrews Cooling, Heating & Appliances in Fort Walton Florida.
I would also like to share a picture of the Mystery Machine we saw while in Fort Walton Florida.
