One of the best gifts I have ever received from social networking is friendships...friendships that lead us off-line and into one another's lives.

Jeannette Neerpat and I really did not interact that often on Activerain...believe it or not..it was a tweet!  I admit I am not the best twit but at one time...I was pretty good...

Good enough to meet Jeannette...mentor her and for her to take 3rd Place in the Makeover2Takeover..when you really think about it..social networking is really incredible but what is remarkable is our friendship..I know I can count on her and she can count on me...our friendship has grown...to face to face and talking on the phone every single day and sometimes several times a day!

While at one time I considered her my little apprentice we've grown and become much more than that...to friends..a confidant and someone who I really value and trust! 

Saturday we got to spend the day together...and I not only hung out with her but her lovely mother in law, her fun kids and her father and his future family!   We all had a great time, then again we were in Daytona Beach!

Yesterday I received a call from a buyer..not just any buyer..but another REALTORS buyer. Angry...Screaming...and misinformed.

It seems they called "the bank" to find out what is up with his offer...now this buyer claims the bank told him to tell the REALTOR to submit the offer...that REALTOR being me.

This irate voice attempted to bully...threw accusations about the seller...and turned around and demanded that the seller sign their offer.

Until I set the record straight.

"The bank doesn't own this property, the seller does....understand I work for the seller and not the bank and in order to have an offer accepted..both buyer and seller must agree...sign..and the offer submitted and returned to all parties" I'm sorry but the seller refused to sign the back up offer and your REALTOR was informed!

Silence

The buyer's last words: "I don't understand why the bank told me this?"

My response: "Me either, then again I don't understand many things about banks, do you?"

If you are in the process of buying a short sale understand as a listing agent we deal with the seller directly, we answer to the seller and we are hired by the seller. My agreement is with the seller and not with the bank. An offer is an offer and will remain an offer until all parties sign and the contract is delivered to all parties!

If a property is still owned by the seller...seller dictates which offer or offers they sign...it's up to the bank to decide whether they accept the shortage! Nothing more

Reading short sale information on the net...remember each state is different...call a local REALTOR for accurate information!

Today one of the REALTORS in my office and I went out to have a cup of coffee. 

Ana and I enjoy sitting and chatting about real estate outside the office.  After all she partners with me in any real estate transaction that I do.

We decided to try out a new local coffee shop..and I can tell you weren't disappointed.  So we went a few blocks from the office and went to the.....

Daily Grind

While we both ate prior to meeting, we did enjoy a fresh Cafe Latte.  A full menu selection and a cozy atmosphere.  Ana and I opted to sit outside...

It was beautiful outside!

and we both enjoyed our Latte's and the conversations.

The owners were extremely friendly and I admit..I could have sat there all day!

As we chatted it up..we found out...we've been missing out...

karaoke, live entertainment and daily lunch specials.
