Susan Southerland-Luta and Midori Miller Talk Real Estate With Embry-Riddle Students

While most college students are focusing on their studies and having some fun.....other's tend to think about the future! They think finances...they think tomorrow..they dream of owning a home.

It is a great honor that Thomas Dellibovi requested that we talk real estate with Embry Riddle Aeronautical University Students....its part of their studies..and we hope to fill the room.

Susan Southerland-Luta and Midori Miller of CENTURY 21 Sundance Realty will talk about finances..obtaining a mortgage.....and steps needed to get into a home now or in the near future! We realize some of you will not be graduating this May...no worries we'll be happy to get you prepared!

Daytona Beach REALTORS-A Few Announcements Just 4 U!

As an active member of the Daytona Beach Area Assocation of REALTORS or better known as DBAAR, I thought I would share some very important information. 2009 is the year to participate...in your education...your careers and in your community.

I always enjoy the familiar faces at the membership breakfasts...the classes at the board and even at committee meetings.

To be honest and I admit..I would love to see some more new blood at the board...New faces...new connections...fresh ideas and new perspectives.

I'm not hear to lecture you... but instead...participate in the decisions that are made for you...as far as your profession, your board and your careers!

Are you active or do you let things just happen to you..only you know that answer..when you complain about the board!

As the chairperson of the Education Committee with the assistance of Mike Reed and committee members one of our goals is to provide the tools and education that you as a member want and need in our current market conditions.

All you have to do... is participate and respond to survey's...to call to actions..and review our instructors after each class you take. Check out the schedule and remember buying a voucher will save you big $$$$$!

Judge Ruled Short Sale Extension-Thanks Your Honor Another 60 Days!

If you recall I posted about attending court on behalf of a seller...fortunately for us...the attorney did not show..we now have submitted our short sale package...and if it gets accepted we have little to worry about.

Last week our top producer called me...she has a beautiful listing..and with an offer...but the bank gave her a hard time..and the offer was not accepted..

As she finished her story I reminded her I had gone to court for my customer.. When she heard this...her ears perked up she could not wait to hear the outcome because a date had been set for her customer and she just found out!

She warned me the seller isn't able to attend!

The seller is out of the area..just started a new job...the seller isn't going to risk her employment.

So our top producer went to court.....with letter in hand...about 50 people on the docket...and she waited and hoped the attorney would not show up...She was not as lucky as I was...the attorney present..but guess what it really didn't matter!

The judge gave a 60 day extension...Isn't that amazing?

It just goes to show you...we can do extraordinary things...and the world needs to know..the services we perform..its time to celebrate every success! You'll be reading more of these I promise. Its stories like this that makes me proud to be a REALTOR!

REALTOR Goes To Court And Gives Judge Thumbs UP!

Recently I went to court not because I am in trouble...but someone important to me...our real estate seller! See they live about 6 hours away..and yes the process of foreclosure has started. Laid off..injured car (needs repairs) and could not make the trip. So what was this seller to do?

They Asked Me To Appear in Court!

Rather than no one appearing...I told them to type a letter..and if the judge will even acknowledge me..and read the seller's letter...there might be some hope to get the offer they received ..to the closing table...all we need is time..time to get the short sale processed..I know it's going to be hard work...I read the wonderful Missy Caulk..and have had REALTORS throughout the state asking me for help to get through to this lender.

I sure hope the judge will accept the letter.

When the sellers name was called I told the bailiff who I was and when I told him I was their REALTOR...I caught the smile on his face. So I asked him do many REALTORS show up instead of the owners...his reply...yes and more than ever! In Daytona Beach there are many out of state sellers!

Once I arrived..the judge read the letter...called the lender's attorney and I crossed my fingers...maybe just maybe the attorney didn't get the memo and missed this date and if that is the case...we have at least another 30 days to get this property sold. As the judge called the attorney's name...I waited...I looked around...and as luck would have it.

The Attorney never showed up and we have a shot on closing this property.

I told the judge we had an offer...and in his words he said to me, "When the seller receives his next notice to appear in court...make sure and show up once again...and if the property is an official contract...I'll give you all another 90 days so that you can get it to closing!" Yes I got a little snap happy...as I left the courtroom...I did a goofy thing...because I felt good...and was happy to do what was in my heart....

I gave the judge thumbs up! Oh well...you can dress her up but you can't take her out!

The moral of the story is if you are in the process of foreclosure...do not....ignore the documents...that means respond to the lender...so you will know your options...respond to court documents and to court appearances..and if you can't get to the court room and its a legitimate reason...call someone who can stand in for you.

I do believe sometimes ignorance is bliss but in a foreclosure situation its a time bomb and more than likely if you ignore it...... will leave you homeless!
